🏘️⛳ Olney Golf Park could eventually become a 235-townhome community—but the proposal is NOT finally approved.

The Montgomery County Planning Board voted 4–1 to recommend rezoning the 22-acre property near Georgia Avenue and Emory Church Road.

Developer Pulte Homes is proposing:

🏘️ 235 townhomes
🏡 36 moderately priced homes
🌳 46,500-square-foot central park with play areas and seating
🏢 Three- and four-story townhomes

The proposal has faced opposition from neighbors who have raised concerns about traffic, increased density, forest impacts and changes to Olney’s low-density character.

Planning documents say the studied intersections would remain within applicable congestion standards, with additional transportation analysis required later in the process.

⚠️ This is not final approval. The rezoning goes through additional public hearings and review before the Montgomery County Council makes the final decision. If approved, preliminary and site plans would still be required.

According to Bethesda Today, construction would likely not begin until 2029.

⛳ Olney Golf Park remains open for business.

🏘️👀 Olney Golf Park could become a 235-townhome community—but it’s NOT approved yet.

The Montgomery County Planning Board has recommended rezoning the roughly 22-acre property, moving the proposed redevelopment from Pulte Homes to the next stage of county review.

The proposal includes:

🏘️ 235 townhouses
🏡 36 moderately priced homes
🌳 46,500-square-foot central park
🏢 Three- and four-story townhouses

Some neighbors have voiced concerns about traffic, density and changes to Olney’s community character, while the developer and planning staff have pointed to county goals for additional housing along major corridors.

⚠️ This is not final approval. The rezoning still has to go through additional hearings and review, with the Montgomery County Council ultimately deciding the rezoning case.

Additional development plans would also be required if the rezoning is approved.

According to Bethesda Today, construction would likely not begin until 2029.
