September’s numbers highlight more than just speed. KW Maine homes sold at a higher median price, spent fewer days on market, and reached 100% of original list price compared with 94% statewide. For sellers, that’s a good reminder that how a home is priced, positioned, marketed, and negotiated can have a real impact on the final outcome.

Maine’s year-to-date numbers continue to show a market that’s moving a little more slowly than last year, while prices remain higher. Through September, home sales are down 1.5%, median days on market are up nearly 19%, and the median sale price is up 2.31%.
But Maine is not one market. Local pricing, competition, and market time can look very different depending on where you are.

September’s numbers show a little more breathing room for buyers across Southern Maine.
Inventory remains elevated, and median list prices came down across all four counties. That doesn’t mean every home is sitting, but it does mean sellers need to be thoughtful about pricing and positioning from the start.
