Wondering which reports are worth paying for before you list?

The right ones answer questions buyers were going to investigate anyway. Start with the systems most likely to affect buyer confidence or pricing, then only add house-specific reports where the property gives people a reason to ask. Around West Linn and Lake Oswego, I usually build that list from the lot, the age of the home, and the systems buyers will focus on first.

On sloped lots, I look first at drainage, retaining wall condition, repair history, and how the terrain affects daily use. A great setting only works when the site work makes sense too.
