This weekend’s plans? We’ve got a few houses worth peeking into. 🏡 Come wander through and say hello!

Great light. A dreamy kitchen. A backyard you’re already mentally hosting in. It’s easy to get swept up on a home tour.

Enjoy that excitement. Then, come back to what brought you there: your budget, your daily life, and your reasons for buying.

Use this checklist to take notes, compare homes, and flag questions for your agent. You don’t have to spot every issue or know every answer during a showing. That’s what follow-up questions, professional inspections, and your homebuying team are for.

Save this for your next tour, and share it with your homebuying buddy.

Meet Susan! ✨

After a long career in healthcare, Susan found a new passion in real estate, where she gets to help people make thoughtful, confident decisions about one of life’s biggest milestones. For her, it’s all about making sure her clients find a home they’ll love from day one.

A few things to know about her:

🏡 Sellwood has her heart, especially its quirky homes, walkable streets, and proximity to the river.

🚣‍♀️ Her perfect Portland day involves being on the water, whether it’s paddleboarding, outrigger canoeing, or dragon boating.

🍕 She’s got a soft spot for the Muddy Rudder, a neighborhood favorite with live music, cozy vibes, and some seriously good pizza.

🍺 She once co-owned a nano brewery and would happily do it all over again!

🐾 And she believes home should be filled with laughter, love, good food, and cute dogs.

We’re so excited to have her as part of the Urban Nest family. Susan Hobbel

Swipe through before you buy or build an ADU!

ADU’s (additional dwelling units) have become very popular in Oregon and Washington. More and more of our clients have added them to the “must-haves” list.
ADUs can offer real flexibility, but privacy, costs, and landlord life sometimes outweighs the benefits. If you’re interested in buying a home with an ADU, send us a DM. Our agents can help you evaluate if it’s the right move for your real estate goals.

A Super El Niño Winter in the PNW may sound INTENSE 😅 but it’s actually nothing to be afraid of. In fact, it generally means a more mild winter than what we usually experience in Oregon & Washington.

A warmer, drier winter outlook doesn’t mean skipping the basics. We’ve put our top tips so homeowners can prep their home, create an emergency kit, plan a water-wise fall garden, and look for ways to feel prepared for unexpected weather.
