🏡🍂 The temperatures are dropping in Florida… but is your home ready for the cold?

We spend so much time worrying about keeping our homes cool during the Florida summer that we sometimes forget about preparing them for colder weather!

Here are a few things worth checking before the next cold front rolls through 👇🏽

A little preparation now can help you avoid unexpected problems when temperatures drop!

At Seay Level Home Inspections, we want homeowners to understand their homes and know what to look for throughout the year.

🌀 Wind Mitigation Inspections — Looks at features of the home that may help reduce wind-related damage.

🏠 Your house can look perfect… and still have problems.

Fresh paint.
New floors.
A beautiful kitchen.
Perfectly staged rooms.

But your inspector isn’t just looking at what catches your eye.

We’re looking at the things you probably don’t notice:

👀 What’s happening in the attic?
💧 Where is the water going when it rains?
🔌 Does the electrical system show signs of trouble?
🌬️ Is conditioned air escaping where it shouldn’t?
🏚️ What’s happening underneath the house?

A home doesn’t have to look run-down to have issues.

And that’s exactly why a good inspection goes beyond the pretty stuff.

Because sometimes the things that matter most… are the things you can’t see.

💨 Things your house can hide from you:

You can’t always see an air leak.

But your house knows it’s there.

Tiny gaps around windows, doors, attic access, plumbing penetrations, electrical openings and other areas can allow conditioned air to escape and outside air to sneak in.

That can affect comfort, efficiency and how hard your HVAC system has to work.

A blower door test basically puts your house under a little pressure so we can find the places your house is leaking air.

Because sometimes the biggest problems in a house…

aren’t the ones you can see. 👀

📋 Things your home inspector wishes you knew:

Your inspection report is NOT a repair shopping list.

Not every little finding needs to become a negotiation with the seller.

Some things are safety concerns.

Some are maintenance items.

Some are normal wear and tear.

Some deserve attention eventually.

And some are basically just… yep, that’s a house. 😂

The goal isn’t to find a perfect house.

The goal is to know what you’re actually buying.

🚨 Things your home inspector wishes you knew:

A home inspection is NOT a “pass or fail.”

There’s no magic stamp that says CONGRATULATIONS, THIS HOUSE HAS ZERO PROBLEMS! 😂

Every home is going to have something. The important part is knowing what matters, what doesn’t, and what could become expensive if it’s ignored.

A loose toilet handle? Probably not losing sleep over that.

Active roof leak? Electrical hazard? Significant moisture intrusion?

👀 Now we’re paying attention.

Your inspection report isn’t meant to scare you out of buying a house.

It’s meant to help you understand the house you’re buying before it becomes your house.

That’s a pretty big difference.

Tip of the week 💡

A lot of homeowners don’t realize that the age and construction details of their home can affect what they pay for homeowners insurance.

That’s where an updated 4-Point Inspection and Wind Mitigation Inspection can come into play.

A 4-Point looks at the major systems of the home . Roof, electrical, plumbing, and HVAC — and documents their condition.

A Wind Mitigation Inspection looks at the features that help your home withstand Florida’s wind. Things like roof shape, roof-to-wall connections, roof covering, openings, and other wind-resistant construction features.

And here’s the part worth knowing:

If your home qualifies for insurance credits based on these features, your insurance company may be able to apply discounts to your premium.

But an inspection doesn’t automatically guarantee a discount. Your insurance carrier determines what credits apply and how much you may save.

If your last inspection is several years old, you’ve replaced your roof, upgraded your home, or simply haven’t had your home’s wind-resistant features documented recently, it may be worth finding out what your current paperwork says.

You might be paying for features your insurance company hasn’t been given credit for.

🏖️ Own a Florida Short-Term Rental with a Balcony? This Inspection May Be Required.

If your vacation rental is 3 or more stories or has a balcony that is 17 feet or more above the lowest grade, Florida requires a Certificate of Balcony Inspection to be filed with the Florida Department of Business and Professional Regulation (DBPR).

That inspection covers the safety and condition of your:
✔️ Balconies
✔️ Platforms

And the certificate must be renewed every 3 years.

At Seay Level Home Inspections, we provide balcony inspections to help short-term rental owners stay compliant and, more importantly, help identify potential safety concerns before they become a problem.

💡 Seay Level Home Inspections Pro Tip of the Day:

Building a new home or installing a manufactured/mobile home? Don’t overlook the final steps!

After your final building inspection is approved, be sure your Certificate of Occupancy (CO) has been issued and keep a copy of it with your important property records.

Years can pass before you ever need that document, but when it comes time to sell, refinance, or resolve questions about your property, having your records organized can save you a lot of time and frustration.

📁 Pro Tip: Create a folder (digital or paper) with important documents like your Certificate of Occupancy, permits, surveys, elevation certificate (if applicable), septic records, and any inspection reports. Future you will be glad you did!

When it’s time for a home inspection, these documents help paint a complete picture of your property. They can answer questions about improvements, verify permits were properly closed out, and help keep the buying and selling process moving smoothly.

A little organization today can prevent a big headache tomorrow. ✔️
