A milestone closing for me! This was my first career sale on Bainbridge Island and, at $929K, also my largest solo sale to date. 🙌

Beyond the personal milestone, there’s a good market lesson in this one.

The home first hit the market at $999,000. And after 57 days on the market, my buyers ultimately purchased it for $929,000, while also receiving a meaningful amount of seller concessions.

📊 When I ran comps in the immediate area I found that of my 10 comps, 4 of them received their Full Original Asking Price, 5 of them Sold at 93%-98% of the OAP, and 1 is currently pending at 85%. Of the 10, four had Seller Paid Concessions. With about half of them taking 30-60 days to go under contract and the other half taking 100-175 days to sell. Only 1 of them selling in the first 15 days.

So while Bainbridge Island remains a competitive market, it shows that negotiations are taking place to get the home sold and it is taking longer on average.

For buyers, paying attention to listing history and days on market can uncover opportunity. For sellers, it reinforces how important getting the price right from the start can be, along with staging, photos, and marketing strategies, even in a desirable market like Bainbridge.
