🏡 FLORIDA AMENDMENT 3 PASSES — AND DECEMBER 31, 2026 IS AN IMPORTANT DATE FOR RELOCATING BUYERS!

Thinking about making Ponte Vedra Beach or Northeast Florida your new home? Florida voters just approved Amendment 3, bringing significant changes to the state’s homestead property tax exemptions.

Here’s what you need to know:

Beginning in 2027, the homestead exemption for non-school property taxes increases to $150,000 of assessed value, rising to $250,000 in 2028.

📅 WHY DECEMBER 31, 2026 MATTERS

Under the new amendment, individuals who establish permanent Florida residency by December 31, 2026, may qualify for the expanded exemption when they establish an eligible Florida homestead.

Those who establish Florida residency beginning January 1, 2027, generally must wait until their fifth year of homestead exemption eligibility to receive the expanded benefit.

The important distinction? It’s about establishing qualifying Florida residency—not simply signing a contract or purchasing a home before year-end.

For buyers considering relocating from another state, understanding this timeline could make a meaningful difference in future property tax planning.
