𝗧𝘄𝗼 𝗽𝗿𝗼𝗯𝗹𝗲𝗺𝘀 𝗶𝗻 𝗼𝗻𝗲 𝗽𝗵𝗼𝘁𝗼.

First, this deck is hung off a cantilevered section of the house, the bay window. That framing projects out past the foundation and was sized to carry itself, not a deck full of people.

Second, there was rot showing above the plywood sheathing, which means the structure behind it may have been taking water for a while.

Is your deck actually attached to something that can hold it? Worth knowing before the next cookout.

There was a large china vase sitting in front of a window in this house, and I was not about to move it. 🏺

So that window did not get tested, and that goes in the report as a limitation. Not buried, not glossed over. If I could not access something, you should know exactly what it was and why.

Inspections without the drama cuts both ways. No inflating what I found, and no pretending I checked something I did not.

𝗗𝗿𝘆 𝘁𝗼𝗱𝗮𝘆 𝗱𝗼𝗲𝘀 𝗻𝗼𝘁 𝗺𝗲𝗮𝗻 𝗳𝗶𝗻𝗲.

This roof was not leaking when I inspected it. It leaked at some point in the past, and the sheathing has the fungal growth to prove it. Normally the damaged section gets cut out and new plywood goes in. That never happened here, so the compromised wood is still up there carrying the roof.

A repair that stops the water and leaves the damage behind is only half a repair. Attics are where you find out which half you got.

A bare bulb in a closet is one of those things nobody thinks about twice. 💡

An incandescent bulb runs hot enough to matter, and a closet is the one room in the house where fabric gets pushed up against whatever is on the ceiling. A shelf gets full, a garment bag leans over, and now something flammable is resting on a heat source nobody is looking at.

The fix is not expensive. A covered fixture, or an LED that does not put out the same heat.

𝗡𝗶𝗻𝗲 𝗯𝘆 𝗻𝗶𝗻𝗲 𝗶𝘀 𝗻𝗼𝘁 𝗱𝗶𝘃𝗶𝗻𝗲.

Floor tiles measuring nine inches square are a tell. That size went out of production decades ago and the material often contains asbestos. Ugly is not the problem. The problem is what happens if someone rips them up on a Saturday with a pry bar.

I do not test for it and I do not guess at it. I call it out and recommend an environmental specialist sample it before anyone disturbs the floor.

Look above your garage door, not at it.

That horizontal steel piece carrying the stone or brick over the opening is a lintel. When it rusts, the rust takes up more room than the steel did, and it pushes everything above it apart. Slow at first. Then not slow.

This one was well past the point where paint would help. Left alone, the masonry it holds ends up in the driveway.

Two slots and no ground. ⚡

Older receptacles like this one have no equipment grounding path, so anything with a three prong plug either gets forced in or run through an adapter. Neither is safe. Replacing them, or adding GFCI protection where a ground is not available, is a straightforward fix.

Small item on the report. Easy one to take care of.

Where is your heat actually going?

I found this supply duct pulled apart in the basement. Everything the system pushed through that run was emptying into the basement instead of the room above it. The owner told me one bedroom had just always been cold.

Why does one slope of a roof go green while the other stays clean? 🌿

Shade. Heavy moss like this holds water long after the rest of the roof has dried. It lifts the shingle edges, keeps moisture sitting against the surface, and shortens the life of the roof covering. North facing slopes under tree cover get it worst.

Worth cleaning properly, and worth thinking about the branches overhead.

𝗧𝗵𝗮𝘁 𝘀𝗵𝗶𝗻𝘆 𝗯𝗹𝗮𝗰𝗸 𝗴𝗹𝗮𝘇𝗲 𝗶𝘀 𝗰𝗿𝗲𝗼𝘀𝗼𝘁𝗲.

It builds up when wet wood burns. The moisture rides up with the smoke, cools, and leaves this tar behind on the brick and the damper.

Creosote is the leading cause of chimney fires, and once it has hardened into a glaze like this one it is genuinely difficult to remove.

The prevention is simple and the cure is not. Burn dry, seasoned wood only.
