Your neighbor sold for that price. Does that mean your home is worth the same?
Not necessarily! And there’s one detail sellers often overlook. 👀
When comparing your home to a nearby sale, the final sale price is only part of the story.
Here’s what else matters:
Condition & upgrades: Was their kitchen renovated? Was the roof recently replaced? Buyers consider the overall condition and features of each home.
Location & lot: Even homes on the same street can differ in lot size, setting, layout, and other features that affect value.
Timing: The market conditions when your neighbor sold may be different from today’s market.
👀 Seller credits & concessions: Here’s the part many people miss!
A home may publicly show a $500,000 sale price, but the seller might have agreed to contribute $10,000 toward the buyer’s eligible closing costs or other negotiated expenses.
The recorded sale price may still be $500,000, even though the seller’s net proceeds were lower.
The bottom line? We don’t price your home based on one neighbor’s sale. We look at comparable properties, the details behind those sales, and what today’s buyers are actually willing to pay.

We had never seen this before—and it turns out, it’s actually a thing! 👀
While showing a home, we noticed what looked like a step-in shower created by cutting out a portion of the existing bathtub.
