Two proposals land on the same suite.
Tenant A offers $35 per square foot, but asks for twelve months of free rent and a large improvement allowance.
Tenant B offers $33, with limited free rent and a smaller improvement package.
Tenant A has the higher face rent. Tenant B may produce more income over the lease term.
This is why I rarely evaluate a commercial lease on rent alone. Free rent, improvement dollars, escalations, and term length all change what ownership actually collects. The useful comparison is effective economics: what the lease nets after concessions, over the full term.
If you are weighing competing offers on a space, I am happy to run the comparison with you. 954-394-7078.
