Your house didn’t sell. Should you lower the price?

Maybe. But first, find out what buyers were responding to.

Very few showings and plenty of showings with no offers deserve different conversations. Neither tells the whole story on its own.

Before relisting your DFW home, review three things with your agent:

• PRICE: Look at similar homes that recently sold. Compare their size, location, condition, and updates with yours.

• PRESENTATION: Could buyers clearly see the rooms and layout? Better lighting, less clutter, and clearer photos may help without a major renovation.

• ACCESS: Was it easy to schedule a visit, or were the available showing times limited?

Then review the feedback. Did several buyers raise the same concern?

At Ninebird Properties, we want homeowners to understand their options. Another listing may still make sense. Give it a plan that addresses what happened the first time.

Selling for cash isn’t right for everyone. And we’re fine saying that.

If getting the highest possible price is your priority, listing your house may be the better fit, provided you’re comfortable with the time and process involved.

That means considering more than the asking price. Showings, inspections, possible repair requests, selling costs, and the closing date all matter.

If you’d rather skip the showings and sell without making repairs or cleaning everything out, a direct sale may make more sense.

At Ninebird Properties, we buy houses as-is across Dallas-Fort Worth.

The starting question is simple: What matters most to you about the sale?

Do you have to renovate your house before selling it?

If you’re selling to Ninebird Properties, no. We buy houses as-is throughout Dallas-Fort Worth.

The before-and-after shows the change in this backyard. But it doesn’t mean a homeowner needs to take on that work before selling to us.

If you’re looking at your own house and thinking about the painting, yard work, and updates you could do, start with a different question: which of those projects do you actually want to take on?

Preparing a house for sale is one option. Selling it in its current condition is another.

Does having a pool help your house sell?

It can attract buyers, but the condition of the pool matters.

A buyer may like the backyard and still be thinking about a worn pool surface, aging equipment or cracked decking. Those are repairs they may need to budget for.

If you’re selling a house with a pool in Dallas-Fort Worth, a useful question is: what would the next owner need to take care of?

At Ninebird Properties, we buy houses as-is. You don’t have to finish pool repairs before selling to us.

Would a pool make you more interested in a house, or less?

You don’t have to renovate your house before selling it to us.

Patching walls. Sanding. Painting. A house can need all of that and still be a house we buy.

Ninebird Properties buys houses as-is in Dallas-Fort Worth. That means you don’t need to finish the repairs or update the rooms before selling to us.

Preparing a house for the market may make sense for some sellers. But before taking on the work, decide whether you want to manage a renovation or sell in the house’s current condition.

Before you throw away that old repair receipt, put it in the house folder.

If you’re preparing to sell your home, keep repair invoices, descriptions of the work completed, and any warranty paperwork. They help explain what was done, when, and by whom.

Take a roof repair, for example. Having a leak patched and having the roof replaced are different things. “The roof was fixed” doesn’t explain which one happened.

You don’t need a complicated filing system. Start with one folder and gather the records you have. If an invoice is missing, ask the contractor for a copy.

A practical step for Dallas-Fort Worth homeowners, whether selling soon or planning ahead.

Should you accept the highest offer on your house?

Not automatically. The price matters, but so do the terms and whether the buyer can actually close.

Before comparing the numbers, look at the rest of each offer:

• Who is buying?
• When do they plan to close?
• How are they paying?
• Is there an appraisal or financing contingency?
• Is there an option period?
• What does the contract say about backing out?

A higher number alone doesn’t answer those questions.

In this video, Mark explains why we encourage DFW homeowners to look beyond the offer price. You need to understand what comes with that number before deciding whether it works for you.

Do you need to remodel the kitchen before selling?

Not to sell to us. At Ninebird Properties, we buy houses as-is throughout Dallas-Fort Worth, including homes with kitchens that need updating.

This before-and-after shows a clear change: wood-tone cabinetry to white cabinets, a lighter backsplash, and updated countertops and appliances.

But looking at the finished kitchen doesn’t mean you need to take on that work yourself.

If you’re considering a move and looking around at everything you could update, remember that selling in the house’s current condition is an option. A renovation doesn’t have to be your first step.

What expenses continue when a house sits empty in Dallas–Fort Worth?

Property taxes, maintenance, and any applicable HOA dues remain part of owning it, even when nobody lives there.

Maybe you’ve already moved. Maybe you inherited a house you don’t plan to keep. Or a tenant moved out, and you’re deciding whether you want to rent it again.

The house may be empty, but it still needs your attention and money.

Before deciding to hold onto it for another few months, write down the expenses you expect during that time. Include upkeep you already know is needed.

Then weigh those costs alongside your selling options.

If your priority is top dollar and you have the time and resources to prepare and market the property, listing with an agent may make sense.

If convenience and selling as-is matter more, Ninebird Properties buys houses directly throughout DFW with our own funds.

Waiting can be the right decision. Knowing what it costs helps you make it.

I once lost six figures on a property deal.

The plan was to divide the property into two lots. Approval delays and a falling market followed. Finding a buyer took nearly five years.

It’s an experience that stays with you.

If you’re deciding when to sell a house, give your timeline some thought alongside your asking price. How much longer do you want to own the property? What would another delay mean for your plans?

Those are practical questions worth answering before choosing how to sell.

At Ninebird Properties, we buy houses across Dallas-Fort Worth directly with our own funds, as-is and on your timeline.
