Hey — I’m Patrick Keller, owner and founder of CrestPoint Real Estate, a locally owned real estate team based in Central Indiana. I help buyers, sellers, and homeowners throughout Plainfield, Avon, Brownsburg, Danville, Mooresville, and the greater Indianapolis area make confident, well-planned real estate decisions. “Should we just wait until spring to sell?” 🍂

I’ve been getting this question a lot lately—from people thinking about selling and sellers whose homes are already on the market.

In previous years, I’ve sometimes recommended taking a break around the holidays and trying again in the spring. This year, I think there’s a reason to look more closely at that strategy.

As homes sell and some sellers pull their listings for the holidays, inventory could shrink. That could create an opportunity for sellers who stay on the market: **fewer homes competing for buyers’ attention.**

Spring may bring more buyers, but it can also bring a fresh wave of competing listings.

Does that mean everyone should sell now? Of course not. Your timing, finances, and goals all matter. But I wouldn’t automatically assume waiting until spring puts you in a better position.

If you’re wondering whether to list now, stay on the market, or wait, let’s talk through your situation and build a plan that makes sense for you.

Overpricing your home? In today's market, that could cost you more than you think. 🏡

Here's the shift: homes used to sell right around 100% of list price. Now, they're landing at 95–98% — which means buyers are negotiating again. Repairs, closing costs, price reductions — expect it.

The fix isn't to panic on price. It's to price smart, building in that natural buffer so you're not caught off guard at the negotiating table.

Pricing right is still everything. It just looks a little different right now. 📉

🚨 Still Have Months Left on Your Lease? You Might Not Have to Wait to Buy!

It's easy to assume that being locked into a lease means putting your home search on hold. But right now, in today's market, that's not necessarily true.

✅ Some new construction companies are buying out the remainder of a buyer's lease to help them move into a new build sooner.
✅ Sellers of existing homes have also worked with buyers to get the last three or four months of their lease covered as part of the deal.

The point? If a lease is the only thing standing between you and buying now, it's worth exploring your options before you assume you have to wait.
