BIG CHANGES ARE COMING TO THE STRIP DISTRICT! 🏗️

A former parking lot on Smallman Street is turning into 300 new homes, and it could change the way the whole neighborhood looks, feels and grows.

What’s New:
🏢 Brickworks, a roughly $100 million project
🏠 260 rental apartments in two buildings, plus 40 townhomes
🌳 About 3.5 acres between 21st and 23rd Streets, near St. Stanislaus Kostka Church
🚲 Covered parking and dedicated bike storage planned
đź“… Broke ground in late September, with completion targeted for spring 2028

The Strip’s population has grown more than 300% since 2015, and over $2.4 billion has been invested in the neighborhood since 2011. More neighbors usually means more shops, more restaurants and more demand for nearby homes.

This isn’t just new construction. It’s a sign of where the Strip, Polish Hill and Lawrenceville are headed, and it’s worth keeping an eye on what homes nearby sell for over the next 18 months.

BIG NEWS FOR MANCHESTER HOMEOWNERS! 🏠 The rules for Pittsburgh’s largest historic district are getting a refresh!

If you own one of Manchester’s roughly 700 historic homes on the North Side, fixing up your place could soon get a lot more practical. The city’s draft guidelines open the door to modern options while still protecting the Victorian charm that makes this neighborhood so special.

What’s New:
âś… Durable look-alike materials like fiber cement, composite wood and cellular PVC could be approved
✅ Aluminum-clad, composite and fiberglass windows allowed when the originals can’t be saved (vinyl is still a no)
âś… More room for solar panels, as long as they sit flush and stay out of view from the street
âś… Ramps, lifts and discreet security cameras get a clearer path to approval
âś… New homes on empty lots can use modern materials while matching the block

What’s NOT changing: No painting unpainted brick, no removing visible historic porches, and demolition is still a last resort.

Why it matters: Easier upkeep means owners can protect their homes without blowing the budget. And well-kept historic blocks are a big part of what gives Manchester its curb appeal and long-term property value.

The new rules aren’t official yet. They still need a public hearing and a vote, so the current guidelines apply for now.

DOES FEDERATED HERMES’ PITTSBURGH HQ REALLY STAY UNTIL 2041?! 🏙️

You may have seen that claim online, but the SEC filings tell a different story. Here’s what’s actually on paper for the tower at 1001 Liberty Avenue, and why it matters if you own a home in the Pittsburgh area.

What’s New:
🔹 The current lease runs through December 31, 2030, with renewal options to 2040
🔹 No public filing shows an extension to 2041
🔹 1,234 of the company’s 2,091 employees work in Pittsburgh and the surrounding area
🔹 Q2 2026 was the region’s strongest office leasing quarter since the pandemic
🔹 Downtown buildings like 933 Penn Avenue and 100 Ross Street are being turned into apartments

A big employer keeping over 1,200 jobs in the Cultural District keeps Downtown spending steady, and new apartment conversions are bringing full-time residents back to the core. Stable jobs are one of the things that hold up home values over time. Mortgage rates and housing supply still matter more, so it helps to know the full picture before you decide when to sell.

DOWNTOWN TOWERS ARE HEADED TO A FORECLOSURE! 🏙️

Gateway Center, the 1950s complex at the Point that helped kick off the Pittsburgh Renaissance, is going to a court-ordered sheriff’s sale. Here’s what’s going on and why it matters beyond Downtown.

What’s New:
🔹 About 1.5 million square feet across One, Two, Three and Four Gateway Center
🔹 Occupancy fell from 82% in 2019 to about 58% in 2024
🔹 The loan was sold for about $37.4 million, well under its $69.5 million appraisal
🔹 New York-based Namdar Realty Group is the likely new owner
🔹 Tenants stay put for now, and CBRE is running the buildings
🔹 Three Gateway Center has been marketed for possible apartments

What happens Downtown doesn’t move your home’s price overnight. Over time, though, a busier Downtown with more people living there can boost demand in nearby neighborhoods. That’s worth watching if you own property around the city.

Big changes could be coming to Pittsburgh's South Side. 🏗️

A large apartment complex is planned for Wharton Street, between 23rd and 24th Streets in the South Side Flats. It started out as a 365-unit apartment project, and the approved version is now up to 378 units across six stories. After a court ruling in June and Planning Commission sessions in September, it's moving forward, although there's no construction start date yet.

So what does that mean if you own a home nearby? More housing and more foot traffic for local businesses, sure. But it could also mean construction noise, more rental competition, and some real questions about home values.

We broke down the timeline, the zoning details, and what South Side homeowners should keep an eye on.

Thinking about selling before construction starts? Buys Houses makes cash offers on South Side homes in any condition, and you don't have to make any repairs.

IS PITTSBURGH ACTUALLY SAFE?!
The 2026 numbers might surprise you! đź‘€

Pittsburgh ranked #10 out of 83 big U.S. cities in SmartAsset's 2026 safest cities study. And in 2025 the city had just 35 homicides, the fewest in at least 25 years. 🙌

Whether you're planning a weekend visit, thinking about a move, or getting ready to sell, here's what our new Pittsburgh safety guide covers:

What's New:
âś… The latest Pittsburgh crime data, explained in plain English
âś… How safe Downtown really is, day and night
âś… Family-friendly safety tips for every stage of life
âś… A neighborhood-by-neighborhood look, because safety can change block to block
âś… Simple habits that cut your risk (hint: theft is a bigger everyday issue than violent crime)

Here's why this matters if you own a home here: neighborhood safety is one of the first things buyers look at. When Pittsburgh's numbers keep improving, that's good news for your property value and how quickly your home can sell. 🏡

BIG THINGS ARE COMING TO LARIMER!! 🏡

254 empty lots in Pittsburgh's East End are finally getting a second chance, and the city wants builders to turn them into real homes for real families.

🔹 The URA is offering 254 vacant parcels across 16 acres in Larimer
🔹 Walnut Capital's Build 100 Homes program aims to put 100 new houses in the neighborhood
🔹 The new homes will be a mix: one-third market rate, one-third workforce, one-third affordable
🔹 Next door, the Bakery Square expansion and the 3.25-acre Liberty Green park keep adding to the area

This is much more than filling empty lots. When a neighborhood starts building again, the homes already there gain value. If you own in Larimer or nearby, your property could be sitting in one of the East End's next big comeback stories.

BIG NEWS FOR THE MON VALLEY ⚡

A $13 BILLION energy project just got proposed for Fayette County... and it's a big deal.

Here's what's happening:
🏗️ Three natural gas power plants going up along the Monongahela River
đź’° $13B investment (part of a $17B PA energy push)
đź‘· 2,000 construction jobs, 100 permanent positions once it's running
đź“… Construction could start late 2027, plants online 2030-2032

This is the largest proposed project in Fayette County history...

And when this much investment and this many jobs land in a region, it almost always moves property values. New jobs mean new demand for housing nearby.

If you own property anywhere near Fayette County or the Mon Valley, this is the kind of shift worth paying attention to.

DOWNTOWN PITTSBURGH JUST TURNED AN OLD OFFICE BUILDING INTO 46 NEW HOMES! 🏢➡️🏠

A seven-story office building on Ross Street is getting a $4.85 million makeover into brand-new apartments right in the heart of Downtown.

â—ľ$4.85M URA loan approved for the conversion
â—ľ46 total units (39 affordable, 7 market-rate) studios and one-bedrooms
â—ľ12 units designed for residents with hearing/vision impairments
â—ľPart of a bigger Downtown push that's already put $32M+ into housing conversions

This isn't just pretty, it's a smart investment in your property value. Every office building that becomes housing brings more residents, more foot traffic, and more long-term demand to the neighborhoods around it.

AMAZON JUST DROPPED $427 MILLION ON A FORMER COLLEGE CAMPUS đź‘€

And it's a preview of what's coming to growth corridors everywhere, including right here at home.

🔹Amazon bought the 122-acre former George Washington University campus in Ashburn, VA for $427 million
🔹The site will become Bridgefield Tech Center: four buildings, 805,000 square feet
🔹The project could draw 100–300 megawatts of power once it's running
🔹We're already seeing this same growth pattern play out in Pittsburgh and Aliquippa

This isn't just a Virginia story, it's a smart reminder that when big infrastructure lands near you, property values and demand tend to follow. If you're sitting on a home near a growth zone, that's leverage, not something to wait on.
