This one caught our eye with its center-mounted k**b, elegant curved molding, and bold black-and-ivory contrast.

🏛️ A Little Design History: Hollywood Regency became popular in the 1930s, blending Neoclassical symmetry with Old Hollywood glamour. Designer Dorothy Draper helped make dramatic black-and-white interiors iconic!

Sometimes the smartest real estate investment is the one you don't make.

During a scouting visit to this Pittsburgh-area property, we saw potential—but also expenses that could quickly overwhelm the renovation budget.

🌳 The dense tree canopy was a major concern. Heavy shade can contribute to moisture and algae growth on the roof, while falling leaves increase gutter maintenance. Large trees near a house also bring storm-related limb and treefall risks.

The landscaping made the home feel less open and inviting, potentially affecting future resale or rental appeal.

💰 Once we accounted for the extensive dwelling renovation, landscaping, and tree removal work, the numbers simply didn't make sense.

Coal River Homes passed on this one.
