In this episode of Real Returns, Andrew sits down with Brett Swarts, CEO and founder of Capital Gains Tax Solutions. Brett helps high-net-worth real estate and business owners defer capital gains tax using the Deferred Sales Trust, a strategy Andrew had never heard of until they met at a conference in March.

Brett explains how it differs from a 1031 exchange, why he compares it to Netflix replacing Blockbuster, and what it means for passive income and control of your capital.

🎙️ In this episode, we cover:
• How a Deferred Sales Trust works, using a $10 million business sale as the example
• Where passive income fits in, and how much control you keep over the capital
• What Brett says about IRS scrutiny, and where these plans can go wrong

We are proud to share that Birgo Heartland Multifamily Fund V is now available through Impact Foundation!

Impact Foundation is a donor-advised fund built for impact investing. Donors open an Impact Account, give to it, and recommend where the money goes: loans to charities, limited partner interests in real estate, private equity or venture funds, or direct stakes in companies. Returns come back to the account, where donors can reinvest them or grant them to charity.

Donors can now direct Impact Account capital toward Birgo's workforce housing strategy across midwestern markets, where fundamentals are strong and institutional competition is thin.

This episode breaks private credit down in plain terms, as Prath explains how Percent lends to lenders, why negative headlines created the case for a new trading venue, and where the asset class goes from here.

🎙️ In this episode, we cover:

Why private credit is having its moment of maturity
How Percent built PCTX, a new trading venue, in six weeks
How a first-time CEO decides what to do, delegate, defer, or delete

In this episode of Real Returns, host Andrew Reichert sits down with Vicki Schiff, CEO and founder of Avrio CleanFund and a co-founder of six firms over a three-decade career in real estate. Vicki spent years building a private credit platform that originated billions in construction and bridge loans before selling it, and now runs a new lending business built around protecting a defensible basis for every loan.

This episode is a clinic on how private lenders actually think. Vicki unpacks loan to cost versus loan to value, why a debt yield is really the lender's cap rate, and why the recent headlines about a "private credit exodus" mostly describe corporate lending, not real estate.

🎙️ In this episode, we cover:
• What separates a bank's lending box from a private credit lender's, and why borrowers pay more for it
• How debt yield works as the lender's version of a cap rate
• Why construction costs and rate hikes have turned some multifamily loans underwater

In this episode of Real Returns, host Andrew Reichert sits down with Joe Cardosi, Founder & CEO of Free Market Health, a healthcare technology company simplifying one of healthcare's most complex processes: getting specialty medications to the patients who need them.

Joe pulls back the curtain on why 1-2% of a health plan's patients drive 55-60% of its entire drug spend, and why it can take up to six weeks to get a newly diagnosed patient onto treatment.

🎙️ In this episode, we cover:
• The "four Ps" (payers, providers, pharma, pharmacies) and why the fifth, the patient, is the one who gets lost
• What it actually looks like to build a fast-growing company and a family in the same stretch of life
• Scaling Free Market Health from a two-laptop startup to a national specialty pharmacy platform

In this episode of Real Returns, Andrew sits down with Kevin Morris, founder of Atlas Rd, who has helped raise over $350 million in capital across his own companies and the businesses he now advises. Kevin traces the evolution of equity crowdfunding from a fallback for companies that could not raise anywhere else to a tool blue chip brands are choosing on purpose, and makes the case for why a cap table of 10,000 small investors can be a bigger asset than a single VC check.

Andrew and Kevin also chat a bit about the work they're doing together on Reiturn, Birgo's platform built to bring real estate investing to everyday investors.

🎙️ In this episode, we cover:
• Why equity crowdfunding went from a last resort to a strategy blue chip companies choose on purpose
• How a cap table of 10,000 small investors can be a bigger asset than one VC
• What a tougher fundraising climate is doing to the crowdfunding space
