🌟 Buying your first home can be both exciting and overwhelming. A key part of the process is understanding your debt-to-income ratio, or DTI. This number helps lenders see if you can manage monthly payments to repay the money you borrow. 🚪 What is the DTI? It's a simple percentage that shows how much of your income is spent on debt payments. To find this, add up your monthly debts and divide by your gross monthly income. If your DTI is too high, lenders may think you can’t handle a mortgage payment.
Imagine your gross income is $5,000 a month. If you have $2,000 in credit card, student loan, and other monthly debts, your DTI is 40%. Most, though not all, lenders prefer DTIs of 43% or less. 🌼 Keep your DTI low by paying down debt or increasing your income. This improves chances of mortgage approval.
🌈 Consider your budget. If your ratio is a little high, look at ways to improve before applying for a home loan. 🚀
