Your first Airbnb comes with a learning curve, but these mistakes can get expensive fast:
1. Buying a house you love without researching what guests want.
2. Assuming you can rent it without checking local regulations, permits, and HOA restrictions.
3. Treating the seller’s revenue projections as guaranteed income.
4. Running the numbers without maintenance, utilities, insurance, supplies, and replacement costs.
5. Spending your entire budget on the purchase and leaving nothing for setup or reserves.
6. Furnishing it with whatever is cheapest, even when it hurts comfort and guest appeal.
7. Using dark phone photos that give guests a reason to keep scrolling.
8. Setting one nightly rate and leaving it unchanged through every season.
9. Hiring cleaners without clear expectations or a backup for missed turnovers.
10. Working with an agent who doesn’t understand short-term rental investing.
None of these automatically means your property will fail, but each can make it harder to succeed.
At The Short Term Shop, we help buyers understand what goes into purchasing and operating an STR before they commit.
