🏡 Home by Christmas: done.

Last October, these first-time buyers made a last-minute decision not to renew their lease. They had a tight timeline and a specific wish list, and they wanted to be in a house by the holidays.

We toured 7 homes in the first week, found the one, and negotiated requests that worked in their favor. They closed on December 5th.

Thank you both for the kind words and for trusting me with such a big moment. I'm always here for any questions in your new home. 🙏

Short timeline? Tight criteria? That's when having the right agent matters most. If you're thinking about buying your first home, send me a message and let's map out your plan.

🚨 South Carolina just ranked #1 in the nation for foreclosures. Here's what the headline leaves out.

New ATTOM data for August shows 1 in every 1,547 South Carolina homes had a foreclosure filing. That's more than double the national rate, and the highest of any state. Columbia had the worst rate of any large metro in the country, and Spartanburg landed in the top five, right here in the Upstate.

Before anyone panics, here's the context:

📊 It's one month. SC was #2 in every other report this year. August's #1 came from a 35% jump in a single month, so September's numbers could look different.

📄 A filing isn't a lost home. ATTOM counts default notices, scheduled auctions and bank repossessions. Most filings never end with someone losing their house.

📉 It's nowhere near 2008. Overall foreclosure levels are still well below historical norms. Most of today's loans are fixed-rate, and most homeowners have built up real equity.

If you or someone you know is falling behind on payments, the biggest mistake is waiting. Call your lender early, and know what your home is worth. With the equity most Upstate homeowners have built, selling on your own terms can protect both your money and your credit.

I'm always happy to talk it through, confidentially and with no pressure. Just send me a message.

🏡 This Week in Upstate Real Estate (Oct 20)

A new $11.995 million listing at The Cliffs at Keowee Falls could become the most expensive home ever sold in the Upstate. It's racing a separate $12.75M listing for the title. Here's everything else you need to know this week:

📈 Our market is shifting. In the Western Upstate MLS (Pickens and Oconee), September active listings were up about 31% from last year, the median price dipped to around $310K, and homes are averaging 84 days on market.
🌳 Nearly 60 acres sold on Gibson Rd in Easley. The buyer and plans haven't been disclosed yet, and I'll be watching for filings.
🚗 SCDOT has floated a Woodruff Road bypass, with construction tentatively starting in 2029.
🏙️ Greenville wants public input on its Church Street affordable housing plan this Thursday, Oct 22.
💰 A $48M refinance at NorthPointe Apartments and a $7M industrial sale show investors still trust this market.
📉 Mortgage rates eased to about 7.25% on the 30-year. The Fed meets Oct 27–28.
🎻 The free Pickens Appalachian Folk Festival is at Hagood Mill Oct 23–24.

If you're thinking about selling, more competition means pricing it right from day one matters. Comment VALUE or message me for a free home value report.

The proposed store would sit on about 37 acres off Highway 123 and Rock Springs Road, behind the QuikTrip and Rock Springs Baptist Church. It's expected to bring 100+ jobs.

City work-session documents show two things worth knowing:
• Easley looked at a possible $2 million incentive package and expects to earn it back in about 9–10 years.
• A 108-unit townhome project already approved for part of that land would be bumped, so the site goes from new homes to retail.

It isn't final. There are still council readings ahead, and no construction or opening date has been announced. I'll post updates as they come.

What do you think: worth the trade? And if you own a home near the Hwy 123 corridor, message me and I'll put together what it could sell for right now.

Note: the dollar figures come from city work-session documents and haven't been confirmed by local news outlets yet.

Big week for Upstate real estate. A $12.75 million home just listed on Lake Keowee, and if it sells near asking it would be the most expensive home sale in Upstate history.

Here's everything else you need to know this week:

• Pickens County still hasn't finalized new building rules around Lakes Keowee and Jocassee
• Mortgage rates are at their highest level in 13 months (7.28% per Freddie Mac)
• A $216M plant is bringing 217 jobs to Honea Path
• AnMed is planning a 44-acre campus with a 24/7 ER on Clemson Blvd
• L.L. Bean is joining the $1B County Square project downtown
• The Table Rock Rd bridge is closed for repairs, and comments on the Riggins Bridge Rd replacement are due Oct 28
• Fall for Greenville kicks off Thursday, so plan for downtown traffic

A $3.4M home on Paris Mountain went under contract in just 4 days — a sign the luxury market is still moving fast, even as the broader Upstate slows down.

Also this week:
• BJ's Gas and Food Mart on Farr's Bridge Road in Pickens County was destroyed by an overnight fire. Thankfully, no one was hurt.
• Greer opened a new $16M public safety training center, so first responders can train close to home.

What do you think — is the high-end market a sign of things to come, or its own world?
