One of the biggest pricing mistakes I see?

Treating today’s market like there’s one set of rules.

There isn’t.

Right now, two markets are unfolding at the same time.

There are homes that are thoughtfully prepared, strategically priced, and building momentum from day one.

And there are homes that sit.

The difference is rarely that one home is dramatically better than the other. More often, one entered the market ready for today’s buyers, and the other didn’t.

And I’ll be honest with you: sometimes I get the price wrong. Markets move quickly, and I’m human. When that happens, we adjust together, before the story of your home becomes “it’s been sitting.”

Because once a home sits, buyers start asking a different question.

“What’s wrong with it?”

Pricing was never about being the cheapest. It’s about giving buyers enough confidence that they feel compelled to act.

I’d much rather help you create momentum than spend weeks trying to win it back.

If you’re thinking about selling, I’d love to walk through what today’s market is saying about your home, and which pricing strategy gives you the strongest path to your goals.

No pressure. Just a JENNUINE conversation.

Whenever you’re ready, I’d be honored to walk beside you with Jennuine support.

Consider this my official pitch to convince you to move downtown.

Because you deserve evenings on a wraparound porch, waving at neighbors on a tree-lined street. A coffee shop a few blocks away where they eventually know your order. Weekends that start at First Friday and end with the skyline out your top-floor window.

You deserve the kind of place where art and everyday life still share the sidewalk. Where porches matter, galleries sit next to bakeries, and there’s always a favorite local spot worth introducing to someone new.

“The Steward’s” at 804 N. 2nd Avenue is one of six artist townhomes in the Roosevelt Row Arts District, and the end-cap home with the view. Ask me about the name. It has a story.

And if you’re already the friend trying to convince everyone you love to move a little closer to the middle of everything...

Send this to them. Consider it supporting evidence.

Want to see it in person? Comment “STEWARD” and I’ll send you the details and a showing time.

Whenever you’re ready, I’d be honored to walk beside you with Jennuine support.

P.S. The porch might get your attention. It’s the life on the sidewalk in front of it that makes you want to stay.

804 N 2nd Ave, Phoenix, AZ 85004 is listed by Brokers Hub Realty | Offered at $859,900. HOA fee of $350/mo.

Well, hello, downtown.

804 N. 2nd Avenue is now available, and it’s the kind of home you picture when you say you want to live in the arts district.

→ Coffee on the porch.
→ Dinner a short walk away.
→ Friends on the balcony.
→ Skyline from the top floor.

“The Steward’s” is the end-cap townhome in a collection of six artist residences on 2nd Avenue.

There’s a story behind the name, and I’d love to tell it to you in person. Comment or message me for a showing.

Seven coffee shops. Zero regrets. One I’m a little nervous about sharing. ☕👀

This is the list I send to every client who moves to the Valley and asks where to start. Swipe through, then go get a table before everyone else reads this.

New to Phoenix or thinking about it? I’ll happily send the full version, along with the neighborhood notes that don’t fit in a caption. Whenever you’re ready, I’d be honored to walk beside you with Jennuine support.

Nobody warns you about deed fraud when you buy a home in Arizona. And nobody tells you how simple it is to protect yourself from it.

Here’s the short version: someone can file a forged document with the county, and, on paper, your home is no longer yours. Most homeowners don’t find out until they go to sell or refinance. It’s the kind of surprise no one should ever open.

The good news is that the fix takes about two minutes, costs nothing, and I put the steps together for you.

Comment “AZ” and I’ll send it over.

And if you have parents, grandparents, or a friend who’s owned their home for years, this is the post worth passing along. Long-held homes with no mortgage are the ones fraudsters go looking for.

Sixteen years in Valley real estate has taught me that the best protection is usually the simplest. This is one of those.

What nobody tells you before moving to Phoenix and what I make sure all of my out of state relocation clients understand.

Everyone hears “dry heat” and thinks they’ve mentally prepared. And then they move here in July and realize it’s something else entirely. It’s not just the number on the thermometer. It’s the lifestyle recalibration that comes with it:

→ Earlier mornings
→ Later evenings
→ Lots of water

A whole different rhythm to the day that takes a real adjustment.

But here’s what the people who’ve been in the Valley for years understand that newcomers don’t: the summer isn’t the whole story. It’s almost like a dues-paying season. You get through it, and then October hits and you remember exactly why people keep moving here from all over the country. The winters, the springs, the ability to actually be outside doing things from October through May, it’s Jennuinely hard to beat.

I talk to a lot of people who are considering a move to Phoenix and the summers always come up. What I tell them is this: go in with eyes open, adjust your expectations about what “outdoor living” looks like for those months, and talk to people who actually live here, not just the highlight reel version of Arizona living.

The Valley has a lot going on underneath the surface, and I love helping people understand what it’s actually like before they make the leap.

If we haven’t met yet, I’m Jenn, a Phoenix native and real estate agent helping you navigate one of the most unique and opportunity-filled markets in the country.

Step inside 13360 W Montansoro Lane. Trilogy at Vistancia. $625,000.

1,835 square feet, 2 beds plus a den/craft room, 2 baths. A 2021 Shea Home in the gated 55+ Mita section. Tile throughout. TV built-ins. Modern shades that toggle between light and privacy. A built-in BBQ, a firepit, and travertine pavers.

There's a moment standing on the patio that's going to decide whether you fall in love with this house - it's the unobstructed Arizona sunset.

Inside the gates: the Mita Club. Pools, spa, pickleball, tennis, fitness, activities calendar, all included in HOA. The Trilogy Golf Club is a public daily-fee championship course right outside your door.

If the version of retirement you've been picturing has been the right size and the right finish in the right community, this is it.

Comment Vistancia for the full tour. I'll meet you on the patio.

A third of an acre. Four-car garage. A pool that practically begs for cannonballs.

But here's the part the listing sheet won't tell you, the owners didn't buy this house for themselves. They bought it for their grandkids. All twelve-plus of them.

The bonus room? Built for craft afternoons and pillow forts and "Grandma, can I show you something?" moments.

The extended patio? Sunday dinners that spill outside.

The pool? Pure summer chaos, the good kind.

Every inch of this home was chosen with people in mind. Not square footage, PEOPLE. Now it's ready for its next chapter and whoever lives here next is inheriting a home that already knows how to hold a family.

Comment SURPRISE and I'll send you the full details, floor plan, and a private tour link. Or if you know someone whose family is outgrowing their current space, share this with them. The right home finds the right people that way.

Real stories. Real joy. Real people.
