Why are construction projects getting canceled across the country? 🏗️❌

It’s not because developers don’t believe in demand—it’s because the math simply doesn’t pencil anymore. Here are the 3 major pressures shutting down projects right now:
1️⃣ Higher Interest Rates: Making construction loans significantly more expensive.
2️⃣ Rising Material Costs: Raw materials are continuously climbing in price.
3️⃣ Surging Diesel & Fuel Prices: Pushing transportation and on-site construction costs to new highs.

When planning meets today’s cost reality, projects get shelved. How are you seeing these rising costs affect your local market? Let us know below! 👇

Why are real estate developers putting major projects on hold?

Rates go up, values go down. Here’s why. 📉

The 10-Year Treasury hit its highest level since 2007 this month, and it touches almost every real estate deal. When money costs more to borrow, buyers need a bigger return, so the price they can pay drops.

On the flip side, owners who bet on rate cuts can’t refinance, so quality buildings are coming to market at a discount, often well below what they’d cost to build new.

Swipe through for the breakdown, then catch the full conversation with Jamison, Bart and Carson on Ep. 205 of the Neighborhood Ventures Podcast. 🎧

The “extend and pretend” era is coming to an end. 📉

With interest rates rising and inflation staying sticky, operators who bought projects hoping for lower rates are facing a reality check. Expect to see more distress, lenders taking back properties, and keys handed back in the coming weeks.

Are you seeing this shift in your market yet? Let’s talk about it below. 👇

Phoenix apartment demand is officially surging! 📈

For the first time since 2021, apartment demand has outstripped new supply. With 13,300 units absorbed in the first half of 2026 (a 68% jump from last year), Phoenix now ranks #3 in the nation for apartment demand—behind only Dallas-Fort Worth and New York.

Vacancy rates are dropping fast, down from 12.6% to 11.3% in just six months.

The market dynamic is shifting fast—what are your thoughts on where things are headed? 💭👇
