Is it a good time to buy in your city? 🤔

This month, every city in the Valley cooled down. The market as a whole is the coolest it’s been since late 2023. Here’s who has the upper hand right now:

🔥 Hot, sellers lead: Scottsdale, Paradise Valley, Fountain Hills, Chandler, Cave Creek
☀️ Mild, even ground: Phoenix, Avondale, Mesa, Gilbert, Glendale
❄️ Cool, buyers lead: Peoria, Goodyear, Tempe, Surprise, San Tan Valley, Buckeye, Queen Creek, Maricopa

The one to watch: Fountain Hills and Paradise Valley cooled by about a third in just one month. More homes hit the market while fewer buyers were shopping. Sellers still have the edge there, but buyers can push back more than they could a month ago.

Buyers, you have more options and more room to negotiate. Sellers, the right price from day one is what gets your home sold.

The Valley is cooling off, and so is the housing market. 🌡️

Every city in the Valley cooled this month, and overall the market is the coolest it’s been since late 2023. Here’s where things stand:

🔥 Hot (sellers have the upper hand): Scottsdale, Paradise Valley, Fountain Hills, Chandler, Cave Creek
☀️ Mild (a fair fight): Phoenix, Avondale, Mesa, Gilbert, Glendale
❄️ Cool (buyers have the upper hand): Peoria, Goodyear, Tempe, Surprise, San Tan Valley, Buckeye, Queen Creek, Maricopa

The biggest shift? Fountain Hills and Paradise Valley cooled by about a third in a single month. More homes are for sale and fewer buyers are shopping. They’re still seller’s markets, but buyers have more room to negotiate than they did last month.

If you’re buying, you have more homes to choose from and more room to negotiate. If you’re selling, pricing it right from day one matters more than ever.

Mortgage rates just jumped half a point in 16 days. 📈

That's not a forecast. It's what already happened.

On a typical Valley home, it adds about $136 a month, or roughly $1,636 a year, for the same house at the same price.

You've probably heard "Phoenix is a buyer's market." Whether that's true depends on the street. Chandler, Gilbert and Phoenix are still seller's markets. Goodyear and Maricopa lean toward buyers. It's the same metro, but the scores are nearly 100 points apart.
