The September 2026 numbers are out for Greater Phoenix. 5,672 homes sold, down 6.8% from last year. The median sale price was $450,000, little change vs last year, while months of supply rose to 4.45, up 11.9%. In Maricopa County there were 15,780 homes for sale, up 8.9%, and 29.2% of listings had taken a price cut. Buyers have more to choose from and more room to ask. Sellers are competing on price, condition and easy access. I am glad to read these against your own street and price range.

No email, no account. You get a range, how confident it is, and the recent nearby sales it was built from, with foreclosures and sales between relatives left out. It has never seen inside your home, so the kitchen you redid or the roof that needs doing is the part I look at by hand. Try the home value estimate and see what sits behind the number.

The highest number is not always the best offer. Price is the headline, but the terms underneath it decide whether that price is real and whether the deal survives to closing. Financing type and whether the lender verified income and assets. Down payment size, which is your cushion if the appraisal comes in light. Earnest money. The length of the inspection period. Concessions, which come off your net just like a price cut. And a closing date that matches your move. A slightly lower offer from a well qualified buyer with a short inspection period is frequently worth more than a higher one stretched to its limit.

Mortgage News Daily reports that existing home sales are still treading the same water, with no real break from the pattern we have seen. Steady can be useful if you are weighing a move, since it gives you time to look closely instead of rushing. Happy to talk through what it looks like in your part of the Valley. The full report is attached if you want to read it.

Arcadia is the old citrus ground at the foot of Camelback Mountain. The Arcadia Water Company was founded in 1919, and by 1924 it had built pumping stations and about 15 miles of concrete pipe from the Arizona Canal. Much of that system still runs, and plenty of lots here are watered by flood irrigation on a schedule rather than by sprinklers. That is why the trees are old and the lots are large. It is also a real cost and a real obligation attached to the house, so ask about irrigation rights early. One more thing worth checking: Arcadia has no single agreed boundary, and part of what people call Arcadia sits inside Scottsdale rather than Phoenix. Check any listing against a map.

Condo prices across the Valley are falling, according to Copper Courier. The savings are not always felt, though, because higher HOA dues, insurance costs and mortgage rates keep the monthly picture elevated for buyers and current owners. If you own a condo here, it is worth looking at your full carrying cost, not just the listing prices nearby.

The middle of a Phoenix home purchase feels like nothing is happening. The appraisal is ordered, underwriting asks for documents you already sent, and the title commitment lands in your inbox. Three things make that stretch go smoothly: answer your lender the same day, take on no new credit and move no large sums until you close, and read the title commitment exceptions during your inspection period. And one rule above all. Never trust wiring instructions that arrive by email. Call your escrow officer on a number you already had and confirm the account out loud. Wired money is very hard to get back.

Freddie Mac's weekly survey for the week of October 22, 2026 puts the 30 year fixed at 7.32%, down from 7.40% the week before. The 15 year fixed came in at 6.68%, compared with 6.71%. Small moves, but worth watching if you are running numbers on a Valley home this fall. Happy to talk through what it means for your plans.

Here is what is on around the Valley this week. John Moreland plays Monday at the Musical Instrument Museum in Phoenix, and TEN is at The Van Buren the same night. Thursday brings VOILĂ€ to The Van Buren, and Jodeci is at Arizona Financial Theatre downtown on Friday. Saturday is Halloween, with the DroneArt Show: Harry Potter in the Glendale area. A few more, including a Wednesday night at Mesa Arts Center and a Sunday show downtown, are in the full rundown.

HOA transfer fee: a charge an HOA collects when a home in the community is sold. Arizona law limits what a planned community association may charge a seller for resale disclosure documents and related services, and those charges are collected at the close of escrow. A separate statute, A.R.S. 33-442, bars most recorded transfer fees but allows associations to charge certain fees that support the community. Ask early whether a sale will trigger any HOA fees. Source: Arizona Revised Statutes 33-1806 and 33-442 (azleg.gov).
