Condominiums and Townhome Communities May Be the Next Chapter of the Phoenix Valley Housing Market
Realtor Ahmed Alani
According to a recently published article by AZ Big Media, which covers business and real estate developments across Arizona, there appears to be a gradual shift in what many residents are looking for when choosing where and how to live.
Trading Some Space for Convenience
In the past, many buyers placed a high priority on space. Single-family homes were often the preferred choice because they offered larger living areas, more privacy, and more land.
As the Phoenix Valley expanded, many people moved farther away from employment centers in exchange for larger homes and more affordable prices. Longer commutes became common, with communities such as Surprise being a good example of this type of suburban growth.
Today, however, many buyers are beginning to focus on different priorities.
Location, convenience, and access to everyday services are becoming increasingly important.
Many people want to live closer to:
Shopping centers
Restaurants and coffee shops
Gyms and fitness centers
Employment centers
Everyday services and entertainment
For some buyers, being close to these amenities is becoming just as important as the size of the home itself.
Redevelopment of Older Shopping Centers
Several well-known shopping centers in the Phoenix Valley are currently being redeveloped or transformed, including:
Park Central Mall
Fiesta Mall
Metrocenter
Paradise Valley Mall
Rather than remaining traditional shopping centers, many of these properties are being redesigned as mixed-use developments, combining residential units, restaurants, retail stores, offices, and other services within the same general area.
The idea is to create communities where residents can live closer to many of the places they visit every day.
Growth of Apartment and Townhome Communities
In recent years, we have also seen significant development of apartment communities and townhome projects throughout the Phoenix Valley.
Many of these newer developments are being designed around changing lifestyle preferences, offering features such as fitness centers, swimming pools, shared community spaces, nearby restaurants, shopping, and convenient access to employment centers.
A Greater Role for Housing Legislation
This change is not limited to consumer preferences.
Recent housing legislation in Arizona has also made it easier in certain circumstances to develop additional housing types and increase residential density.
These changes will not transform neighborhoods overnight. However, over time, they may increase housing opportunities in areas where infrastructure, employment, transportation, and services already exist.
Population Growth and Higher Density
Another factor contributing to this trend is continued population growth throughout the Phoenix metropolitan area.
As the Valley continues to attract more residents, there will likely be increased pressure to use existing land more efficiently.
Higher-density housing, including apartments, condominiums, and townhomes, may therefore play a larger role in accommodating future population growth.
Will Parking Become Less Important?
Parking will certainly continue to matter, but it may not have the same level of importance for every household in the future.
Technology is changing the way people shop and travel.
Online shopping, food delivery services, rideshare platforms such as Uber and Lyft, and the expansion of autonomous vehicle services may reduce the need for some households to depend on multiple vehicles.
As a result, parking may become less of a deciding factor for certain buyers and renters.
The Growing “Lock-and-Leave” Lifestyle
We are also seeing increasing interest in what is commonly called a “lock-and-leave” lifestyle.
This simply means having a home that allows the owner to lock the door, travel, and return later without worrying about extensive maintenance.
This lifestyle is no longer limited to retirees or seasonal residents.
Busy professionals, executives, frequent travelers, and others are increasingly interested in homes that require less maintenance and provide them with greater flexibility.
Single-Family Homes Are Not Going Away
Of course, these changing preferences do not mean that every buyer will choose an apartment, condominium, or townhome.
There will always be strong demand for single-family homes, larger lots, privacy, and suburban communities.
However, we are beginning to see another important segment of the market grow.
For some buyers, the decision is no longer simply about getting the largest home possible.
They may be willing to sacrifice some space in exchange for a better location, shorter commute, easier access to services, lower maintenance, and a more convenient lifestyle.
This could become an important part of the next chapter of the Phoenix Valley real estate market.
