🦈 PHOENIX REAL ESTATE: HIBERNATION SEASON OR FEEDING SEASON?
Everybody talks about the spring buying season.
But let me tell you when I start looking for opportunities.
WHEN EVERYBODY ELSE STARTS SLOWING DOWN.
From mid-October through the Super Bowl, I call it HIBERNATION SEASON for the traditional retail market.
The holidays arrive.
Families travel.
People put moving plans on hold.
And some buyers decide they’ll deal with real estate next year.
😴 THE RETAIL MARKET SLOWS DOWN.
But for disciplined real estate investors?
🔥 IT CAN BE FEEDING SEASON.
Why?
Because some sellers still need to sell.
And with fewer competing buyers, there may be more room to negotiate.
Here’s what I’m hunting in Phoenix:
🏠 Properties sitting on the market
📉 Multiple price reductions
🔨 Homes needing cosmetic improvements
🤝 Sellers open to concessions or creative terms
💰 Properties where the numbers actually work
Now, not every November listing is a distressed seller.
And not every price reduction is a bargain.
MOTIVATION ISN’T A CALENDAR DATE. IT’S SOMETHING YOU DISCOVER THROUGH NEGOTIATION.
But I’ve learned something over more than 20 years investing in real estate:
THE CROWD WAITS FOR SPRING. OPERATORS HUNT FOR OPPORTUNITY.
And here’s the best part.
This isn’t just for investors.
If you’re a traditional buyer willing to move during the holidays, you may also find opportunities while other buyers are waiting.

E) Watching the market 👀
📩 Phoenix buyers and investors: DM me HUNT and tell me your budget and what kind of property you’re looking for.
📩 Phoenix homeowners considering a sale: DM me SELL. I’ll help you compare your options rather than assume you need to wait until spring.
