Travis Rodgers - Center City Philadelphia Real Estate I am a Realtor whose principles are based on solid negotiation skills, creative marketing techniques, ethics and accountability.

Enthusiastic, experienced, knowledgeable and understanding Realtor with an intimate knowledge of Center City, the Philadelphia area and the suburbs. 22 years of real estate experience with over 185 million in sales. My experience in architecture and design helps buyers realize how to use, renovate and redefine an urban home, and my ability to match the right home with the right buyer makes each transaction seamless and stress-free. I am also an expert at pricing homes and assisting sellers with staging and preparing their homes for the market, which ultimately maximizes their sale price. My dedication and business acumen ensure my clients are delighted with the process of buying or selling. I have lived in the Philadelphia area since the early 1990s, when I attended Villanova University (B.A., Liberal Arts/Japanese Studies). After graduating from Villanova, I moved to Hitachi, Japan for two years in order to cultivate my Japanese language skills and teach English to business professionals at a private language school. I returned to Philadelphia to study Japanese studies at The University of Pennsylvania (M.A., Candidate) and Architectural Design at Drexel University (M.S., Architectural Design, 2000). After working for several residential and commercial architecture and interior design firms, I launched my career in real estate. In 2003 I joined Berkshire Hathaway HomeServices Fox & Roach, REALTORS®, and in that time I have helped clients buy and sell over $100 million worth of real estate. I have received The Five Star Real Estate Professional Award every year since 2013, and I also received the Chairman Circle Gold Award, which is reserved for the top 2% of Berkshire Hathaway HomeServices agents nationwide.

I don’t chase 48‑hour pending sales; I care about the price you walk away with. A seller who holds out a few days can spark multiple offers and pick the strongest, not just the first. Thinking of listing? DM SELL and we’ll map a strategy that aims for the right outcome, not just speed.

Outdated real estate advice you'll never hear come out of my mouth:

"Wait until spring to sell." Good listings sell in any season — buyers who are looking in December are usually more serious, not less.

"Price it high, you can always come down." Overpricing kills momentum in the first two weeks, which is when most of your traffic happens. You rarely recover from a bad start.

"Repaint everything neutral beige." Buyers can picture themselves in a well-staged home with personality — they can't picture themselves excited about a house that feels like a hotel.

"Just wait for the 'right' buyer." The right buyer is usually the one in front of you right now, not a hypothetical one three months from now.

Real estate changes. My advice does too.

It never feels like work when a first-time buyer cries in the driveway. 🏡

Happy tears. And yes, I still tear up too.

When you do this every day, it's easy to forget what that moment holds for someone. It's the years of saving. The apartments that never quite felt like theirs. The quiet wondering if it would ever happen. And then it does, all at once, standing on a driveway with their name on it.

That's the part of this job I'll never get used to, and I hope I never do.

If you're saving for your first home and not sure where to start, send me a message. I'd love to help you get to your own driveway moment.

Seen the same listing 17 times? It's time to step inside and see if it feels right. Shoot me a quick message and we’ll lock in a showing.

When the holidays become your biggest party, you need a layout that handles the crowd and the cooking. Open‑plan kitchens, seamless flow to the dining room, and a guest suite that feels like a retreat are the sweet spots I keep on my radar.

Waiting for prices to drop isn’t a strategy—38 months of rises won’t just disappear. If you’ve got the numbers, we can look at the new inventory and find room to negotiate.

DM NOW and let’s see what makes sense for you.

Spring might feel like the safe bet, but a solid agent will already have a plan for inspection surprises, low appraisals, or a competing offer. If they just say “we’ll cross that bridge later,” you know they’re not ready for the real work.

Ask the tough questions now and see if they’ve got your back.

With 1.62 million homes on the market, you’ve got room to negotiate and more choices than a few months ago. Instead of waiting for a “perfect” market, let’s look at what’s actually available in your area. DM WINDOW and we’ll break down the numbers for you.

If you or a friend are just looking, that’s how every good home story starts. I’m happy to share info, answer questions, and keep things low‑key. Pass this along to anyone who’s curious about what’s out there.

Before you sign on the dotted line, budget for the things most buyers skip: a solid home inspection, title insurance, and a survey when it’s needed. A small cushion for move‑in costs and specialty inspections (sewer scope, radon, roof) can save you headaches later.

Keep this list handy when you start hunting.
