Four Philadelphia homes for sale right now. You get one.

Comment LISTINGS and I’ll send you the details on all four.

A classic Society Hill townhouse for $1,285,000, with the kind of garden connection that makes a Philadelphia townhouse feel completely different.

A $910,000 double-height loft on the Avenue of the Arts, with walls of glass and ceilings that make the whole thing feel enormous.

A polished Washington Square condo for $995,000, if your version of Center City living involves a little less maintenance and a lot more ease.

And a $1,695,000 Old City warehouse penthouse with exposed brick, soaring ceilings and the kind of space you almost never expect to find in Philadelphia.

I know which one I’m choosing.

What’s yours: 1, 2, 3 or 4?

Comment LISTINGS and I’ll send you all four.

If someone shot a ’90s rom-com in Philadelphia, I’m pretty sure these are the places they’d film it.

Comment LOCAL and I’ll send you my Local’s Guide to Living in Philadelphia.

Fall is when Philadelphia really starts making the case. The brick sidewalks, tree-lined streets, corner coffee shops, independent bookstores and neighborhood places where you can actually become a regular.

And east of Broad, so much of it is close enough to experience on foot.

Coffee at Red Hook Coffee And Tea in Queen Village, browsing Head House Books, a walk through Washington Square park, a movie at the in Old City, Delancey Street in Society Hill, and w**e at BLOOMSDAY could very easily be one Saturday.

Which may be why this city lends itself so well to a rom-com. You don’t have to manufacture much.

What did I miss? Tell me the Philadelphia spot you’d put in the montage.

Comment LOCAL and I’ll send you my Local’s Guide to Philadelphia.

My sellers knew pretty quickly. The rest of the house just confirmed it.

Years before I represented them for the sale of this Philadelphia home, I was there when they bought it.

They fell for the huge two-tiered garden that felt like an oasis in the middle of the city. The timeless kitchen and the wall of glass that opened completely to the outdoors. The second-floor living room that changed the way the whole house felt. The garage, because having parking in the city never gets old.

And they loved the location.

Graduate Hospital put them close to everything they actually used: coffee at Ultimo Coffee, dinner at Loco Pez or The Sidecar Bar & Grille, the Schuylkill River Trail, Rittenhouse Square and Fitler Square. Center City was an easy walk, and Penn and Drexel were just across the river.

Years later, when it was time to sell, all of those things were still what made the house special.

Most of what a seller needs from me has very little to do with marketing.

Comment START and let’s talk about your move.

Of course, the marketing matters. The photography, the presentation, the pricing strategy, and getting your home in front of the right people.

But that’s only part of the job.

The rest is knowing when to push, when to pull back, when to have an uncomfortable conversation, and when to handle something quietly so it never becomes your problem in the first place.

It’s making sure you have the information you need to make a good decision, even when that information isn’t necessarily what you were hoping to hear.

And it’s remembering that while I do this every day, you don’t.

After more than two decades selling real estate in Philadelphia, I’ve learned that the experience matters just as much as the outcome.

I also walk two toy poodles down these blocks twice a day, so the curb appeal notes are free and unsolicited.

If you’re thinking about selling your home east of Broad, comment START or send me a DM and let’s talk.

Comment LISTING and I’ll send you all the information.

This Philadelphia home is full of details that don’t show up on a spec sheet. Plus, it’s currently for sale.

* A kitchen island positioned so the person cooking never misses the conversation
* A primary suite that occupies the whole third floor. Two walk-in closets, a sitting area and a laundry chute mean the last task of the evening stays right there
* A finished basement, ready for whatever the week actually needs
* A private, gated drive that leads straight to your own covered parking. In this city, that’s its own kind of luxury.
* And the location. You’re walking to City Fitness to work out, and then right to Cafe La Maude for brunch afterwards. And you’re an easy commute to Center City by Septa or a straight shot to the bridges and highways to get out of the city in either direction.

Comment LISTING and I’ll DM you the details.

The Philadelphia small businesses I love, the ones I actually spend my money at, and the places I’d send you if you asked me where to shop in the city.

Send me a message for my Local Philadelphia Guide.

One of my favorite things about living in Philadelphia is having so many independently owned businesses right in my neighborhood. These are six of my favorites, and they’re all worth knowing about.

🪑 Parisa Rugs & Decor | Old CityBeautiful rugs, furniture, art, and the kind of unexpected pieces that make a home feel like your own. One of my favorite places to browse when I’m looking for something a little different.

🎁 Occasionette | East PassyunkMy go-to when I need a gift and have absolutely no idea what to buy. Cards, home goods, and plenty of things I inevitably end up buying for myself.

🕯️ Moon + Arrow | Queen VillageThoughtfully curated clothing, jewelry, home goods, and gifts. One of those shops where you can walk in without needing anything and still find something you love.

🥖 Mighty Bread | South PhiladelphiaReally good bread. Really good pastries. And a very good reason to make a trip to South Philadelphia.

🪴 Stump | Bella VistaA neighborhood plant shop that makes it very easy to convince yourself you have room for one more plant.

🍺 BeerLOVE | Queen VillageA neighborhood favorite for craft b**r and a superb w**e selection, whether you’re looking for something to bring home or somewhere to sit and have a drink.

These are the kinds of places that make living in Philadelphia so good. The independent shops, the neighborhood businesses, and the people behind them.

What did I miss? Tag your favorite Philadelphia small business in the comments. I’m always looking for another good one.

And if you’re new to Philadelphia or just looking to explore more of the city, shoot me a message and I’ll send you my Local Philadelphia Guide.
