People who locked in a 30-year mortgage below 3% got an incredible deal. For perspective, mortgage rates reached more than 18% in 1981. Rates around 7%-9% were common during much of the 1990s. In January 2021, the weekly average hit a record low of 2.65%.

Those pandemic rates changed our perception of what “normal” looks like. We got used to exceptionally cheap borrowing, and now anything above it feels outrageous. But a mortgage below 3% was historically unusual.

Now people are waiting for rates to “go back to normal,” meaning back to 2% or 3%. That might not happen within the years they’re planning to buy. Rates could fall again, but returning to record lows is something to hope for, not something to count on.
