Consider this your Friendly Financial Reminder!
Sometimes getting closer to homeownership isnโt about making more money. Itโs about being strategic with the money youโre already making.
Letโs talk about your debt-to-income ratio (DTI) and why it matters!
Your DTI is the percentage of your monthly income that goes toward paying debt. Mortgage lenders use this number to help determine how much home you qualify for.
Now, letโs do some quick math!
Letโs say you make $7,000 a month, and your monthly debt payments total $1,500.
Now imagine paying off a credit card and eliminating a $300 monthly payment.
That is $300 less in monthly debt, which could potentially increase your mortgage pre-approval amount!
Same income. Less debt. More purchasing power.
Here is the bonus! Paying down credit card balances can also improve your credit score, potentially helping you qualify for better mortgage rates.
That forty-one-point increase you see? That is my REAL credit score notification! ๐
A little financial discipline can go a long way. Results vary, but the message is simple:
You donโt always need a bigger paycheck. Sometimes, you need a better financial position. โจ
