I just talked to a really successful rehabber who stepped into new construction and got stuck. They had a project they could've sold two years ago for a $200k profit. Today, they'd lose $200k selling it.
The worst part? All the time and money they've already invested makes it impossible to let go. But here's what I learned:
1. That sunk cost won't change your situation-you have to let it go mentally
2. Write out the worst case scenario and actually accept it
3. Get real opinions on value from people not emotionally invested
4. Stop wrestling it alone
After being in a project for years, your vision gets completely skewed. You overestimate the upside and underestimate the work.
Talk to people who can see it clearly. Get outside perspective. That's how you actually get unstuck.
If you know someone in this situation, share this with them.
