Land in growing areas can appreciate just like houses do.

As towns spread out, the land around them gets more valuable.

Myth: Closing on land takes months.

Not usually.

Closing on land follows the same steps as closing on a house, just with fewer moving parts.

No home inspection. No mortgage appraisal. Often no bank at all.

A title company or attorney checks the title, prepares the deed, and records it with the county.

With owner financing, that can happen in a couple of weeks.

Sometimes days.

Here's a simple question that can save you a lot of trouble.

Is there a survey?

A survey or recorded plat shows the exact boundaries, any easements, and the true acreage.

If one exists, ask for a copy.

If one doesn't, ask whether a survey is included in the deal, or what it would cost to get one.

Knowing exactly what you're buying is always worth it.

Thinking about a mobile home on your land? Read this first.

Myth: You can put a mobile home anywhere.

Plenty of rural counties welcome them.

Some don't.

And many fall somewhere in between, with rules like:

How old the home can be.

How big it has to be.

What kind of foundation it needs.

Those rules come from the county, and they can change from one county line to the next.

So before you buy, call the county planning or zoning office and ask what's allowed on that specific parcel.

When one of our properties allows mobile homes, we say so plainly. When it doesn't, we say that too.

Zoning sounds complicated. It isn't.

Zoning is simply how a county decides what land can be used for.

Agricultural land might allow farming, a home, and barns.

Rural residential is usually built for homes on bigger lots.

Residential is more like a neighborhood.

Commercial is for businesses.

Each district has its own list of what's allowed.

The good news? Your parcel's zoning is usually right there on the county GIS map or tax card.
