Two Phoenix homes found their new owners, and we couldn’t be happier about it. 🤍

One closed at $239,000 and the other at $407,000. Two very different homes and budgets, and the same thing at the heart of both: people getting to take the next step they’d been planning for.

Thank you to our sellers for trusting us with their homes and their timelines, and congratulations to the new owners on getting the keys.

Fall is a natural time for a fresh start here in the Valley, and if a move is on your mind, we’re always glad to talk it through, whether it’s this season or down the road. Just call Todd. 🐝

Selling a home comes with a lot of advice. Not all of it is good.

After 300+ transactions, these are the mistakes we see cost sellers the most. Nearly all of them are avoidable.

Overpricing to “test the market.” It doesn’t create room to negotiate. It spends your best window of attention.

Listing before the house is ready. The first two weeks draw the most eyes, and you don’t get them back.

Assuming upgrades pay back dollar for dollar. Buyers pay for what they value, not for what you spent.

Pricing off what a neighbor got two years ago. The market that bought their home isn’t the one buying yours.

Rejecting an offer before running the net numbers. The highest price isn’t always the best offer.

Chasing the market down in small price drops. One honest correction usually does more.

Hiring the agent who promised the highest number. That’s usually the first red flag.

Thinking about a move in Peoria or the Northwest Valley? Just call Todd.

Most sellers wait for the buyer’s inspector to find things. This one didn’t.

5035 W Parsons Rd has been pre-inspected, with repairs completed before it reached the market. It’s what we’d do with our own home.

Out back, there’s a pool, a travertine patio and mountain views. Down the road, Deem Hills offers nearly 1,000 acres of preserved Sonoran Desert, with the Circumference Trail minutes from the front door.

One of the first questions sellers ask us: should we fix things up, or just sell it as-is?

Here is what we have learned walking homes through this decision.

As-is in Arizona does not mean the buyer skips the inspection. It means the inspector’s report becomes the negotiation. A repair left on that report often turns into a much bigger credit request.

We once recommended about $30,000 in targeted work to a seller who was ready to list as-is. The home sold for roughly $75,000 more than our as-is estimate. Other times, the right answer is to fix almost nothing.

We wrote down how we decide, home by home.

We tell every buyer the same thing: see the house again on a weekday evening before you make an offer.

A Saturday showing is a home at its quietest. A Tuesday at 5 p.m. tells you how Lake Pleasant Parkway sounds from the backyard, what the light does at sunset, and whether the lot next door is about to become a build site.

In North Peoria, that second visit can change your mind. Happy Valley Road was two lanes when we were growing up here. It isn’t anymore.

If you’re buying from out of state, we make that drive for you.

You can update a kitchen. You can’t move a house.

Just call Todd.

We get this call a lot. Someone is moving to Arizona, they’ve found Surprise online, and they want to know what they’re missing.

So we wrote it down.

Peoria trades about 15% higher per square foot than Surprise right now (Cromford Report). Surprise offers newer golf communities and larger parcels for less. The tradeoff is fewer comparable sales.

Which means in Surprise, the right lot matters more than the right floor plan.

The full guide covers where the most distinctive homes are, what club membership really costs, and how we help buyers purchase before they ever arrive.

8 things you’ll regret not checking during your home inspection.

Every AC system. Larger homes often run more than one. Ask the age and service history of each, not just the one by the front door.
The roof underneath the tile. The tile can look perfect while the underlayment below it is aging. Ask your inspector what they can see.
The water heater. Arizona’s hard water is hard on them. Ask how old it is.
Pool and spa equipment. Ask whether it’s worth a dedicated pool inspection. On most homes with a pool, we think it is.
The sewer line. A standard inspection doesn’t cover it. Ask about a sewer scope.
Grading and drainage. Water should move away from the house. Monsoon season finds every low spot.
Cracks. Most are normal here. Ask your inspector which ones deserve a structural engineer.
Water stains. Old leak or active one? Compare what you see to the seller’s disclosure.

The checklist is the easy part. What you do with the report is where buyers win or lose.

Most buyers think a long repair list is leverage. It usually isn’t. Hand a seller everything, and they’ll find a reason to say no to the items that matter.

We’re not inspectors or contractors. Our job is knowing what’s worth asking for and how to ask. Our buyers come out of the inspection period ahead most of the time. That isn’t luck. It’s reps.

Save this for your next inspection. Just call Todd.

Recently updated home with a pool in the Twelve Oaks community, its a gem!

Fresh paint inside and out, new carpet throughout, and a brand new pool pump and filter mean the big-ticket items are already handled before you move a single box in.

What really stands out is the location. You're walking distance to Intel's Chandler campus and just minutes from the 60 and the 101, so the commute question basically answers itself.

Add in a spacious backyard built for actual outdoor living and a pool ready for the several months of Arizona heat.

📲 Call Todd to see it before it's under contract.

There’s an old saying in real estate that the first offer is the best offer.

Sometimes it is. It isn’t a rule.

Fewer buyers shop at this end of the market, so an early offer deserves real weight. It can come from the buyer who’s been waiting for exactly your home. But if the home is newly listed and well priced, other serious buyers may not have toured yet, and a few days can change the picture.

Price is also only part of it. Cash or financing. The appraisal. The inspection period. The closing date, a leaseback, or whether the offer depends on the buyer selling their own home. Two offers at the same number can be worth very different amounts.

We’ll read the activity on your listing with you, so the decision is yours and you’re confident in it. Just call Todd.
