Even new construction can have this electrical mistake. ⚑

In a sub panel, the neutral and ground wires should NOT be bonded together. That green bonding screw and the bar connecting them need to come out so the neutral stays β€œfloating” (isolated from ground).

Why it matters: when neutrals and grounds are bonded in a sub panel, current can travel on ground wires and metal parts it was never meant to, which creates a shock risk.

New doesn’t always mean done right. That’s why inspections on new builds matter. 🏑

What actually happens during a home inspection? Here’s our process πŸ‘‡

1️⃣ Termite & WDI check: we walk the exterior looking for termites, carpenter ants, carpenter bees, and wood-boring beetles
2️⃣ Structural & mechanical: roof, walls, windows, doors, foundation, plumbing, electrical, and HVAC
3️⃣ Infrared scan: finds what the eye can’t see, like hidden water leaks, missing insulation, and overheating wiring

If we find it, it’s photographed and in your report.

Our recommendation? Don’t skip the infrared. Ask about our 5-Star Inspection ⭐

This PVC water line is approved for cold water, but it’s missing one thing β˜€οΈ

Exposed PVC breaks down in sunlight over time. It needs UV protection, and insulation can do both jobs.

Small details like this are why every home, even a new one, needs an inspection.

You paid for the inspection. Now make sure you actually understand the report. Here's how to read it the right way:

βœ… Start with the summary page, but don't stop there
⚠️ Look for "safety hazard." Those items are non-negotiable
πŸ“Έ Check the photos, not just the descriptions
🏠 Separate cosmetic issues from structural ones. They're not the same priority
πŸ’² Ask for repair estimates on anything unclear

Your inspection report is only as useful as how well you read it.

πŸ“Œ Save this before your next closing, and send it to someone buying a home.

8 gross signs a house hasn't been maintained 🀒🏠

1️⃣ Mold rings in the attic insulation
2️⃣ Rusted straps on the water heater
3️⃣ Droppings behind the appliances
4️⃣ Cracked caulking around every window
5️⃣ A musty smell the second you open the crawlspace
6️⃣ A corroded electrical panel
7️⃣ Gutters sagging under years of debris
8️⃣ An air filter that's basically a brick

One of these? Red flag. 🚩
All eight? That's not a house. That's a liability.

Don't buy someone else's neglect. πŸ“… Book your inspection before you sign anything.

How many of these have you seen in a home you toured? Drop a number below πŸ‘‡

Sellers know what buyers look for, and some know how to hide it

Here's what can happen right before an inspection:

🎨 Fresh paint over water stains
🌸 Air fresheners covering musty smells
πŸ›‹οΈ Furniture moved to hide wall cracks
πŸ”Œ Outlets fixed just enough to pass a quick look
🌳 A perfectly staged yard that draws attention away from foundation issues

A cosmetic cover-up won't fool a trained inspector. We look past the staging to find what's really going on with the home.

That's exactly why you should never skip the inspection.
