As you know, I never mention anything about politics. The California Association of REALTORS® supports and opposes numerous bills and propositions at any given time - anything related to home ownership and property rights. This year, as Monterey county's association president, I have been even more involved and seeing the declining statistics of homeownership rates (especially in California), and the increasing average age of the first-time home buyer. It's quite shocking but not surprising given how expensive housing is, the increase in interest rates, and the lack of home building. There's a proposition on the ballot that aims to address these challenges with NO cost to taxpayers. It's a revenue bond which means private investors will be paying for it - not taxpayers. I hope you'll indulge me and do further research before you vote.
Prop 37 addresses two of the biggest challenges facing California homebuyers today: the down payment and the shortage of homes available to buy.
Here’s why I’m voting YES on Prop 37:
It helps qualified Californians overcome the high down payment required for buying a home by providing up to 17% of the purchase price of a new home. Eligible buyers must be a California resident, have income up to 200% of the Area Median Income (AMI), put at least 3% down, and occupy the home as a primary residence.
It helps build more homes. Prop 37 applies only to newly constructed homes, helping spur new construction and expand California’s housing supply by an estimated 190,000 homes.
No cost to taxpayers. The program would be funded through revenue bonds purchased by private investors, not taxpayers. Participating homeowners would repay the bonds, not the state’s General Fund.
California needs more homes and more opportunities for working and middle-income families to become homeowners. Prop 37 helps address both. Please consider joining me in voting YES on Prop 37 on November 3.
