There may be more than one way to get started in real estate investing. Depending on your eligibility, certain financing programs may offer low or even zero down payment options. You can also explore traditional financing for investment properties.

The right strategy depends on your situation and what you’re trying to build. ✅

Thinking about buying your first investment property but unsure how to finance it? Send me a message, and let’s look at the options that could fit your goals.

🏗️ Building timelines can vary significantly by city. In Oxnard, plan approvals reportedly took up to one or two years in some cases. With third-party architectural firms helping review plans, one recent project reportedly received approval in about two months.

Extra review support can make a meaningful difference in the process.

What happens if the buyer stops paying on an owner-financed deal? 🏠

It's a common question I get about owner financing, so my guest broke it down from the seller's side.

When you sell with owner financing, you're acting as the bank. If the buyer puts a decent amount down (say 15%) and stops paying in month 8, that's almost the best-case scenario for the seller.

Same as with a bank: if the payments stop, the seller can act on their right in the contract and take the house back.

Thinking about offering owner financing when you sell? Send me a message and let's talk it through.

Not legal or financial advice. Every deal and contract is different.

What if a family member could sell you a home and leave some of the equity in the property to help make the purchase possible?

That’s the idea behind a gift of equity. It can create another path to homeownership when the numbers don’t quite line up.

Have a client trying to buy a home from a family member? Send me a message, and let’s look at how a gift of equity could work for their situation.

🏡 A 30-year mortgage doesn’t mean you’ll keep the loan for 30 years. Your plans for relocation, military orders, and your kids’ school years can all affect how long you expect to stay. That timeline deserves a place in your mortgage planning.

Expecting a move in the next few years? Send me a message, and let’s look at how your timeline could affect your home-buying plans.

🏡 Buying a home in a flood zone can come with an extra hurdle. Even after your offer and loan are accepted, difficulty securing the required flood insurance could delay the process by days or even weeks. The timeline can be uncertain, so planning ahead matters.

🏡 A lower mortgage rate doesn’t always come with the same upfront cost.

FHA, VA, and conventional loans can have different rates and pricing, which affects how much a buydown may cost. Comparing different scenarios helps buyers understand their options and choose what fits their goals.

Not sure which loan structure makes the most sense for your situation? Send me a message, and let’s run the numbers together to see what options may work best.

🇺🇸 VA loans can come with some meaningful advantages when it comes time to refinance.

One of the biggest is that the funding fee on a streamline refinance can be much lower than it was when the home was purchased—and some veterans may be exempt from it altogether.

That can make a noticeable difference in the cost of the refinance. 🏡

Have a VA loan and wondering if refinancing could actually save you money? Send me a message and let’s look at the numbers together.

📉 Lower rates can help affordability, but they can also show up when the economy is slowing down.

That’s why “I’ll just wait for rates to drop” isn’t always as simple as it sounds.

Waiting for rates to drop before making a move? Send me a message and let’s look at what that could actually mean for your situation.

A better question is: what’s causing rates to fall in the first place?

⏳ Waiting for the market to improve can sound like the safe move.
But there’s more to consider than price alone. Tax timing, how long the property has been out of use as a primary residence, and the risk of the market not improving can all change the outcome.
Sometimes the better question isn’t “Can I get more later?” It’s “What could waiting cost me?”

Thinking about waiting to sell for a better price? Send me a message and let’s look at the full picture before you make that call.
