Could a short-term rental be a good fit for your investment goals? Renting by the night may create income potential and give you flexibility to use the property yourself between guest stays. But the numbers depend on more than the nightly rate.

Before buying, check whether short-term rentals are allowed by the city and any homeowners association. Look into required permits, licensing, taxes, insurance, and rules for guest stays. Then budget for furnishings, cleaning, repairs, utilities, management, and periods when the property is vacant.

A desirable location can help attract guests, but it doesn’t guarantee consistent bookings or profit. Research the rules, estimate the full operating costs, and review realistic income projections before deciding.

Lowering the price reduces the amount you borrow, while a seller credit may help cover eligible closing costs or, when allowed by the loan program, buy down your interest rate. That could mean a larger monthly payment savings, but the result depends on your loan terms, interest rate, and how long the lower rate lasts.

Ask your lender to compare both options side by side so you can see the monthly payment and total cost over time.

Duplex financing may depend on occupancy plans and qualifying rental income, while manufactured homes can have specific requirements involving the foundation, title, age, and land. Investment properties may also require different pricing, larger down payments, and additional financial reserves.

Before touring, speak with your lender so you understand the requirements for the property type you’re considering.
