Sometimes, the best time to buy is when everyone else is waiting.
Think about buying a car. Would you rather shop when the dealership is packed, everyone wants the same model, and you have almost no negotiating power? Or when things are slower and you have more room to negotiate a better deal?
Real estate works the same way.
Right now, many buyers have less competition, more homes to choose from, and a better chance of negotiating the price or getting help with closing costs.
When interest rates drop, more buyers could jump back into the market, competition could heat up, and those opportunities may look very different.
You can potentially refinance later if rates drop and you qualify. You can’t go back and negotiate a lower purchase price.
Obviously, the monthly payment has to make sense for you. But don’t let the interest rate be the only thing you look at. Look at the entire deal.
I’m curious: Would you rather buy when you have more negotiating power, or wait for lower rates and risk more competition?
