Our work does not end at acquisition.

Criterion recently sourced $75,000 in TIF assistance from the City of Fairview Heights through its Facade and Site Improvement Program. The assistance will support a planned $472,621 improvement project, including exterior cleaning and painting, roof and gutter work, parking lot repairs, curb improvements, restriping, and new lighting.

Since purchasing Market Place Commons in June 2022, we have taken a hands-on approach to managing the property and identifying ways to improve the asset while being thoughtful stewards of investor capital.

By leveraging available public funding, we can improve the property and tenant experience while helping stretch investor capital further.

This approach is not exclusive to Market Place Commons; it is a current example of the thoughtful management that goes into every deal we have completed since 2019.

Closed: Briar Village in Tulsa, Oklahoma.

Briar Village is officially ours. With early leasing activity already underway, underutilized NNN reimbursement opportunities across the rent roll, and meaningful operating efficiencies identified during diligence, we see several clear paths to create value from day one.

We are excited to begin executing the business plan and sharing progress along the way.

Stride Bank was an excellent lending partner in helping us get this project across the finish line. Our newest VP of Capital Markets, Curtis Hodges, led the acquisition of this auction property flawlessly.

As always, we could not have done it without our investors. Thank you for your trust. We are excited for the future of this property.

Closed: Gateway Plaza in San Antonio, Texas.

We’re excited to announce the successful acquisition of Gateway Plaza. Now, we begin putting our business plan into action: leasing available space, improving the center, and creating long-term value for the property and its surrounding community.

We’re grateful to our lender, Mabrey Bank, for being such a trusted and enjoyable partner throughout the process. We’re looking forward to what’s ahead for this property and our investors.

Alignment matters.

We believe our investors should know we're standing beside them, not just managing the investment.

That's why we invest our own capital alongside our investors and personally guarantee the debt on many of our acquisitions. It's a level of commitment that reflects our confidence in the opportunities we pursue.

As the firm has grown, that philosophy hasn't changed.

Value doesn't just happen. It has to be created.

For us, that means looking beyond today's financials and identifying opportunities to improve a property over time. Sometimes it's operational. Sometimes it's physical. Sometimes it's leasing.

As Andy puts it, "It's how can we change the story ... which in the end is what benefits us, our investors, the tenants, and the community."

The common thread is having a clear plan to create long-term value for both our investors and our tenants.

Commercial real estate is often thought of as buildings.

We tend to think of it as cash flow.

Or, as Braden puts it, "We buy a stream of cash flow, and they give us the building for free."

It's a simplified way of describing our investment philosophy. Still, it gets to the heart of what we're looking for: durable income today with opportunities to create additional value for our company and our investors over time.
