Earnest money trips up more first-time buyers than almost anything else in a contract -- not because it is complicated, but because nobody explains it clearly.

Here is the short version: it is a good-faith deposit that shows a seller you are serious about your offer. It is not an extra fee -- it gets credited toward your down payment or closing costs when the deal closes. And it does not sit with the seller; a title company or escrow agent holds onto it until closing.

The part buyers often miss: it can be at risk. If you back out of a contract for a reason your agreement does not actually cover, you could lose that deposit -- which is exactly why contingencies (financing, appraisal, inspection) matter so much when you are writing an offer.

None of this is meant to make earnest money feel scary. It is just worth understanding before you are staring at a purchase agreement wondering what you actually just agreed to.

Working through a contract and not sure what a term actually means? CMI Realty is happy to break it down.

Quick Real Estate Breakdown: What does 'as-is' actually mean?

A lot of buyers hear 'as-is' and assume it means no inspection and no negotiation. That is not quite right.

You can still inspect. As-is does not waive your right to a home inspection -- it changes what happens with what you find, not whether you can look.

The seller will not make repairs, by default. They are not agreeing up front to fix anything the inspection turns up.

You can still walk away. Most contracts still include an inspection period, even in an as-is sale.

The price should already reflect it. An as-is listing price should account for the property's condition -- if it does not seem to, that is worth asking about.

'As-is' changes the negotiation, not your right to know what you are buying.

Buying or selling as-is and not sure what it actually means for you? CMI Realty is glad to walk through it.

DeLand's historic downtown is one of those places that makes Volusia County feel different from typical new-build Florida suburbs.

A few things that stand out:

Historic downtown core. Brick-lined streets, local shops, and restaurants centered around Woodland Boulevard.

Close to Blue Spring State Park. One of Florida's largest freshwater springs, just a short drive away.

Stetson University presence. A private university downtown adds a college-town feel found in few other Central Florida areas.

Central Volusia location. Positioned between Orlando and Daytona Beach, with I-4 access nearby.

DeLand's downtown character and proximity to the springs are worth weighing alongside commute time when you're comparing it to other Central Florida areas.

Curious about this area? We're happy to talk through what we know.

July numbers are in for Central Florida, and the tri-county market is leaning a bit further toward buyers.

New listings pulled back 7.0% from June to July, active inventory eased slightly (down 1.8%), and homes are sitting a touch longer -- 64 days on market, up from 62 in June. Months of supply now sits at 4.4.

For buyers, that means slightly more room to negotiate than a year ago. For sellers, it means pricing accurately from day one matters more than ever -- an overpriced listing in this environment tends to sit, not sell.

Curious what this looks like for your specific situation? CMI Realty is happy to walk through it.

A quick Sunday reminder: your homeowners insurance renewal notice is worth more than a glance before you pay it.

A few things worth checking:

Dwelling coverage. Rebuild costs rise every year -- make sure your coverage keeps pace with them, not last year's number.

Deductibles. A higher hurricane deductible can lower your premium, but it also raises what you would pay out of pocket after a storm.

Roof discounts. Some insurers offer credits for a newer roof or a recent 4-point inspection -- worth asking about if you have not already.

Compare, don't just renew. A quick second quote can reveal savings most people never think to ask about.

Not sure what your renewal actually means, or whether your coverage still makes sense for your home? CMI Realty is happy to help you think it through.

Have a good week ahead.
