AI is changing the game in real estate, and today we got to explore how!

We had a fantastic day learning about Claude AI and how real estate professionals can use it to work smarter, streamline everyday tasks, create content, communicate more effectively, and make more time for what matters most: building relationships and serving clients.

The future of real estate is all about embracing new tools. We loved bringing everyone together to learn, share ideas, and discover new possibilities!

A big thank-you to everyone who joined us and helped make today such a great event. Especially Mike Smalley and his team at Cross Country mortgage for an amazing lunch! We always say the partners you chose to work with can make some of the biggest impacts on your business!

Here's something a lot of agents don't realize: in Florida, title insurance premiums are set by the state.

That means the premium for the same policy on the same transaction is the same no matter which title company issues it. Endorsements and closing-related fees can vary, but the core premium doesn't change from one company to the next.

So if the premium isn't the difference, what is?

The people handling the file. How fast they answer your call. Whether they spot a problem early or on closing day. Whether they keep you and your client updated without being chased. Whether they make you look good in front of the people who trust you.

That's the real decision when you choose a title partner, and it's the one worth being picky about.

Questions on a specific file? That's what we're here for.

In Central Florida, homeowners insurance isn't a closing formality anymore. It's one of the first things that can change a deal.

Lenders need proof of coverage before closing, and in this market the quote can affect more than the premium. It changes the monthly payment, the escrow deposit, and sometimes the buyer's qualifying numbers. Older homes may need a four-point inspection or wind mitigation report just to get quoted.

Waiting until the last two weeks leaves no room to adjust.

What we recommend passing along to buyers:

- Request quotes the day the contract is executed
- Ask about roof age, and whether a four-point or wind mitigation report will be needed
- Share the quote with the loan officer early so the numbers stay accurate
- Get the binder to the lender well before closing

Starting early is the difference between a quick adjustment and a delayed closing.

Save this for your next buyer consultation.

Most agents learn title the hard way, one delayed closing at a time.

That's why we offer free classes for real estate teams and brokerages across Central Florida. Choose a class from our list, and we'll schedule it around your team.

There are two easy ways to do it:

- Live on Zoom, so your agents can join from anywhere
- In person at our office, where there's plenty of room for your whole team

No sales pitch, no filler. Just practical title and closing education your agents can use with clients the same day.

Reach out for the full list of classes we can schedule for your team.

When agents get busy, the instinct is to bring on another agent. Usually, the better first move is someone who handles everything that isn't selling.

Think about where your week actually goes. Paperwork, scheduling, transaction updates, social posts, CRM cleanup. It all matters, but none of it requires your license.

A few moves before you hire:

- Track your hours for two weeks and list every task that isn't lead generation, negotiation, or client meetings
- Write down how you do each one, even roughly, so someone else can follow it
- Start part-time or virtual if a full-time hire feels like too big a jump
- Decide what you'll do with the hours you get back, before you get them back

The goal isn't just more help. It's more time doing the work only you can do.

What's the first task you'd hand off?

First-time buyers often picture a boardroom full of people. The reality is usually much simpler.

The one person who's always there is the closing agent. They walk everyone through the documents, make sure every signature and notarization is correct, and handle the money once the file is ready to fund.

Buyers and sellers may sign together or at completely separate times. In Florida, it's common for a seller to sign ahead, sign at a different office, or sign remotely, especially if they've already moved.

Agents and loan officers attend when they choose to. Many do, because being there for the signing is part of the client experience.

Knowing who'll be in the room takes a lot of the nerves out of closing day, especially for first-time buyers.

Questions on a specific file? That's what we're here for.

October is Cybersecurity Awareness Month, and in real estate, the biggest cyber risk usually arrives as a normal-looking email.

Here's how wire fraud typically works. Someone gains access to an email thread about a closing. They wait. Right before funds move, they send "updated" wiring instructions that look exactly like the real ones.

From the title side, the rule is simple: wire instructions don't change by email. If your client gets a message saying they have, that's the moment to stop.

What to tell every buyer:

Call the title company at a number you already have, not one in the email
Confirm the instructions verbally before sending anything
Treat any last-minute change as a red flag
If money has already gone out, call the bank immediately and report it to the FBI at ic3.gov

A thirty-second phone call is the cheapest protection in the whole transaction.

Send this to an agent who has a closing this month.
