A little reminder for home tours: these days, you never quite know who might be listening. Save the brutally honest decorating critique for the car. 😂

Dream kitchen achieved. Now all that’s left is deciding what to cook… or which restaurant to order from. 😄

“Steep driveway? Objection lifted.” 😂

Tesla: “We made the Roadster fly.”
Vlatka: “Finally! A solution to ‘I love the house, but the driveway is too steep!’” 😂🏡🚀

An incredible reveal. And yes, I immediately made it about real estate.

Someone once told me realtors only work on weekends... I laughed a little too loud at that. Real estate doesn’t respect office hours. Offers, counteroffers, inspections, and negotiations have a habit of arriving at exactly the wrong moment. Good thing I’m always reachable. 😁

Online research is a great place to start, but local knowledge, experience, and knowing what’s really happening behind the numbers still matter. And yes, I’ve probably already seen the Zestimate. 😉

🏡 One thing buyers often miss during a showing?

How the home feels at different times of day.

A bright kitchen at 10 AM may be shaded by late afternoon. A dark-looking living room at noon might glow beautifully at sunset.

When you really like a home, take a moment to think about where the sun rises, where it sets, and how you’ll actually use each room throughout the day.

It’s a small detail that can make a big difference in how much you enjoy living there.

Autumn is here 🍂🍷

My clients just bought a beautiful home with its own vineyard in Orinda. Unfortunately, the grapes had already been harvested, but the seller was generous enough to leave the buyers, and me, a little of the finished product.

As a sommelier, I felt it was only professional to conduct a thorough tasting. 😉

My rating? A lovely vintage, with particularly strong notes of “we bought the right house.”

Congratulations to my wonderful clients on their new home! 🏡🍇🍷

A little DIY confidence can go a long way… sometimes a little too far. 😂🔨

Fixer-uppers can be full of potential, but knowing what’s an easy weekend project and what’s a call-the-contractor-immediately project can make all the difference.

Thinking about buying a home that needs a little love? Let’s find the potential without the surprises.
