Here’s what most people don’t realize: that “cheaper” spec home you’re eyeing might cost you more than building custom. You’re paying for finishes and features you didn’t choose, in a layout that wasn’t designed for your life.

What if you could build exactly what you want, with the quality you deserve, without breaking the bank? When you start with your vision instead of someone else’s inventory, every dollar goes toward what matters to you.

Got your dream home in mind? Let’s talk through the numbers. Sometimes renovation makes sense. Sometimes custom is the smarter play. Either way, we’ll find the path that aligns your budget with your vision.

There’s more to framing than meets the eye. When you walk through a home, the framing is invisible, hidden behind drywall and finishes. But it’s everything. It’s the skeleton of your home, the bones that hold everything together, determine how your space feels, and ultimately determine how well your home will perform for decades to come.

Quality framing isn’t just about nailing boards together. It’s about precision, understanding load paths, anticipating settling, and using materials and methods that stand the test of time. It’s about knowing why every stud and beam matters, not just placing them. A framer who understands their craft can spot issues before they become problems. They know how moisture moves, where weak points hide, and how to build for longevity, not just completion.

This is where the difference is in the details. When you partner with Green Tech Construction, you’re choosing a builder who refuses to cut corners on what nobody sees. Because we know that the strongest, most durable homes are built from the foundation up, with intentionality in every frame.

Your home deserves a builder who understands that framing is where quality is born.

It’s one of the questions we hear the most, and the honest answer is: it depends.

Permit timelines vary city to city, county to county. Some jurisdictions move fast. Others take months longer, and it has nothing to do with your builder’s efficiency. It’s the process.

What matters is working with a team that knows the Utah market inside and out. A builder who’s pulled permits in your city before, knows what each municipality requires, and plans your timeline realistically from day one, not just optimistically.

That’s the difference between a builder who guesses and a builder who knows.

The Difference Is in the Details.

📍 Building in Utah? Let’s talk timelines.

Custom home building without the guesswork. Before a single shovel hits the ground, walk your actual floor plan in real size. Feel the flow of every room and understand the scale of that great room you’ve been picturing on paper.

Because blueprints only tell half the story. The difference is in the details, and that starts before we ever break ground.

Spec or Custom Home? Here’s How to Decide

Building a home is one of the biggest decisions you’ll make, and the first question is always the same: spec or custom?

Here’s the breakdown.

Spec Homes:

Pro: Move faster. The floor plan, finishes, and timeline are already set, so you can watch progress in real time and often close sooner.

Pro: Pricing is more predictable since major decisions are already made.

Con: Less flexibility. What you see is largely what you get, with limited room for personal touches.

Custom Homes:

Pro: Total control. Every layout, finish, and detail reflects exactly how you want to live.

Pro: Built around your lifestyle, not a general buyer.

Con: Longer timeline. More decisions mean more time, and budgets can shift as choices are made along the way.

So which is right for you? If you know exactly what you want and value speed and predictability, spec is your move. If you want a home that’s uniquely yours and you’re willing to invest the extra time, custom is worth it.

At Green Tech Construction, we build both, and we’ll help you figure out which path fits your vision and your timeline.
