New Homes Compete Below Resale Prices
The idea that new homes always come with a higher price tag per square foot is being turned on its head. Thanks to builder incentives, we’re seeing new construction homes compete directly with resale prices in many areas. This shift is rooted in two supply pressures: builders need to move completed homes, while many current homeowners are choosing to stay put, which keeps the inventory of existing homes tight and resale competition strong.
Not long ago, new homes typically demanded a premium. But as builders have reduced prices and offered expanded incentives, buyers now find themselves with fresh value comparisons and new leverage—especially in communities where builders have a healthy inventory. On the flip side, in areas with limited new construction, resale sellers may still have the upper hand.
As someone who’s spent years solving complex problems and negotiating for the best outcomes, I always encourage clients to look closely at current market dynamics. If new-home construction slows, these discounts may not last. Being informed—and strategic—can make all the difference when weighing your options.
