South San Tract yard sale in Buena Park: Saturday, November 14, 2026, rain or shine, and it is open to the public. Neighbors, here is how to be on the map.

You register, we put your address on the map, and shoppers come to you. We put up all the yard sale signs, including outside the neighborhood, to bring people in. It is free to take part, and Buena Park does not require a permit.

In my experience, the best shoppers are out early, so I would start at 7 AM. We officially open at 8, and you can go until sunset. Every participating home gets a Yard Sale Survival Kit with bottled water and donuts, and we will drop it off at your door. Want to run your sale into Sunday? Tell us and we will leave your signs up.

The South San Tract is south of Crescent, north of Lincoln, east of Valley View, and west of Knott, and the neighborhoods around it are welcome to join too.

Should you get pre-approved before you tour homes in Buena Park? In my experience, yes. The house you fall in love with online tonight could be under contract by Saturday.

Pre-approval is not paperwork. It is your ticket to compete. I have watched buyers find the perfect house, then spend four days getting pre-approved, and lose it to someone who was ready to go.

Buena Park houses averaged 25 days active in MLS in Q3 2026. That is an average, so some go faster. New listings were down 8% (77 against 84 a year ago), so each good home counts for more.

This is not about pressure. It is about being able to move when the right house shows up. With the right lender, it takes most people less than a day to get pre-approved, and it costs nothing to find out your number. That number is a ceiling to know, not a target. Do it before you start touring, not after you find the one.

Should you wait for mortgage rates to drop before selling your home in Cerritos? Here’s what the Q3 2026 numbers say: Cerritos single-family houses averaged $1,221,457 and sold in 17 days, with 59 closings, up 18% from a year ago.

When rates drop, buyers come back, and so do the sellers who were waiting. Cerritos new listings were already up 41% in Q3 (76 against 54). Waiting means joining a bigger crowd.

Right now, buyers are more selective, and that works for a home that is priced right and shows well.

LA County condo prices Q3 2026: condos and townhomes averaged $891,716 and took 50 days to sell, five days longer than last year. Sellers got 96.8% of their original asking price, and 96.3% in September.

Buyers: a unit past 50 days has a seller ready to talk. Bring recent sales from the same building and ask for credits, not just price.

Downsizers: houses sell for 98.8% of asking, condos for 96.8%. Sell high side, buy soft side.

Sellers: start at the right number. That’s how you avoid the price cut.

LA County home prices Q3 2026: if you own a house in LA County, this year's numbers are on your side.

From July through September 2026, the average LA County house sold for $1,551,572, up 8.0% from a year ago. For the first nine months of the year, both prices and the number of sales are up 13%. Homes sold in 35 days on average, and sellers got 98.8% of their original asking price.

One shift to know: buyers gained a little room as the summer went on. Sellers got 99.5% of asking in July and 98.2% in September.

And LA County is dozens of different markets. In Cerritos, houses sold in 17 days this quarter, half the county average. A county number is a starting point, not your answer.

If you're selling: price off your own neighborhood's recent sales, and price it right the first time. Homes that start too high and then cut their price are what pull that 98.8% down.

If you're buying: expect to pay close to asking, and watch homes that have been on the market past 35 days.

Growing up, my mouth got me into more trouble than I care to admit. 😂🤦🏻‍♀️

Why are buyers asking for more from Orange County and LA County sellers? In my experience, it is not a red flag. It is the market. Buyers have more room to negotiate than they did during the frenzy years.

What I see is this. Inspection contingencies are back. Appraisal contingencies are back. Some buyers ask for a credit toward closing costs or a rate buydown instead of a straight price cut. Your buyer's lender decides how a credit or buydown can be applied to the loan.

None of that means your home is a hard sell. In Q3 2026, single-family sellers received 97.9% of original price in Orange County and 98.8% in Los Angeles County, and that figure includes price cuts. Homes averaged 33 days active in Orange County and 35 in LA County.

The sellers who do well go in expecting a conversation, not a bidding war.
