One thing that surprises Auburn parents every year? Just how EARLY the condo market starts moving!🏡👀

If buying an Auburn condo is on your radar for your student, as an investment, or both, there are a few things you need to know before you start looking — and the biggest one? Condo season is NOW.

1. Students are deciding where they’re living next year — right now.

Renewal leases are already going out, meaning many students will be making housing decisions for next year by the end of this month. If buying is on your radar, now is the time to start looking.

2. Auburn zoning can be tricky.

Occupancy rules and long- and short-term rental restrictions can vary by property, so knowing what you can actually do with a condo before buying is important.

3. Some condos already have tenants signed for Fall 2027.

Yes, 2027! Auburn’s student rental market moves EARLY. That can be great for an investor, but if you’re buying for your student, you need to know exactly when you can take possession.

4. The HOA matters just as much as the condo.

Look beyond the monthly fee. Rental restrictions, what the HOA covers, community rules, assessments, and additional costs can make a big difference.

5. Think about the exit before you buy.

Your student may only live there for a few years. Consider rental potential, location, future demand, and resale before making your decision.
