That condo or townhome payment can look great until the association documents change the math.

Before you write an offer, compare more than price and monthly dues. Check what the dues cover, whether the association has healthy reserves, what rules could shape day-to-day living, and whether major repairs could lead to a special assessment. In the Coulee Region, I tell first-time buyers to ask for these documents early so surprises show up before, not after, an accepted offer.

Waiting for spring just because more homes tend to hit the market then?

I usually tell sellers to weigh these 4 things first:
• Your price range and neighborhood. Activity can hold in one area and slow in another.
• Your competition right now. Fewer listings can mean less for buyers to compare.
• Your exterior to-do list. Roof, paint, and grading get harder once snow shows up.
• Your next move timeline. The best list date is the one that makes your move work.

Before you compare list prices, put 5 numbers side by side: repairs due soon, utilities, insurance, taxes or fees, and move-in costs. That first-year math usually tells you more than the asking price alone. I walk buyers through this in our market all the time because the cheaper-looking home is not always the easier one to own.

Two homes can seem equally affordable until the side-by-side math says otherwise.

If you're choosing between Wisconsin communities and La Crescent, compare three buckets first: monthly payment, cash to close, and daily costs like taxes, insurance, and commute. Ask for the same loan scenario on both homes so the numbers are truly comparable. Around the Coulee Region, that step usually makes the better fit much clearer.

That bluff view can win you over fast, but how will the lot feel after a hard rain or in January?

Before you write an offer, ask about drainage, driveway access, tree upkeep, and how the exterior handles runoff and snow. Those answers can shape maintenance, safety, and resale more than buyers expect.

In the Coulee Region, I pay as much attention to the lot as the layout.
