Here’s something people don’t always think about: Good staging can help create competition.

Let me explain... When a home shows well, photographs well, and feels easy to understand, buyers connect with it faster. And when more than one buyer feels that connection, that’s when things can get interesting.

If one listing feels move-in ready while another leaves them trying to imagine what the rooms could be, that difference matters.

We’ve seen this firsthand.

The homes that feel memorable are often the ones buyers keep talking about after the showing and the ones they’re more willing to compete for.

Okay, that doesn’t mean staging guarantees a bidding war, but it does mean you’re giving the home its best chance to create urgency instead of hesitation.

From a seller’s perspective, having another interested buyer waiting in the wings? That’s a pretty good position to be in.

Loved styling this home! The main level had one continuous living + dining + kitchen space, so we had to make each area feel distinct without breaking up the flow.

We then styled three bedrooms and downstairs, there was a beautiful fireplace that we turned into a second living space complete with a foosball table.

Who agrees that kitchen lighting can completely change the way a space feels? It’s of course one of the first things we notice when we walk into a kitchen. And yes, there are more types of lighting than most people realize:

Pendant lights + recessed lighting + under-cabinet lighting + task lighting + ambient lighting... They all do something different.

When we stage a home, we’re always paying attention to the existing lighting. If it feels dated, we’ll often bring in updated pieces or recommend changes that make the room feel cleaner, brighter, and more current.

Sometimes, more often than not, a room doesn’t need a total makeover. It probably just needs better light. ✨️

Open-concept doesn’t always mean “lots of room.” In this vacant Elkhorn home, there wasn’t much space between the kitchen, dining area, and living room, so we had to be very intentional with scale.

Instead of forcing in a large dining table, we chose a round table with four chairs. It created a clear dining zone, softened the transition between the kitchen and living room, and kept the space feeling open instead of cramped.

That’s how you take an empty open floor plan and make the whole space feel lived-in. 🏡 💫

Before we stage a home, one of the first things we think about is color scheme. That’s one of my favorite parts of staging, because every property gives us something different to work with.

We build the palette around the home and because we have such a large inventory of curated furniture + artwork + textiles + decor, we can mix and match pieces to create something that feels specific to the space..

Because buyers are seeing a lot. They're seeing:
a lot of white kitchens,
a lot of neutral walls,
and a lot of open floor plans.

And after a while, these start to blend together. That’s where staging can make a difference.

We’re not trying to make a home look overdone or overly designed. We’re looking for the moments that make it stick in someone’s mind.

Maybe it’s the way the living room is arranged around the fireplace. Maybe it’s turning a bonus room into a home office.

Those details give the listing a point of view, and from experience, that matters.

This beautifully designed ranch features 6 bedrooms, 3 bathrooms, and a 3-car garage, with a spacious floor plan offering a generous open-concept main level.

But here’s the thing about open-concept spaces: They still need definition.

So instead of treating the main level as one large room, we created three clear zones:
- a living area
- a kitchen
- a dining space

We chose furniture that fit the room's proportions exactly. That matters when listing a house.

We stage a lot of homes in Omaha with fireplaces, and I hear this more often than you’d think: “It’s already a fireplace. Do we really need to do anything with it?”

Yes. Absolutely. Because once there’s a fireplace in a living room, it naturally becomes a focal point. Your eye goes there whether it’s styled or not.
