OKC MARKET CHECK-IN 📊🏡

What is the market actually doing right now? Here’s the September snapshot from MLS:

• 2,009 pending sales
• 51 average days on market
• 97.7% average of original list price
• $584.8M in closed sales volume
• 2.9 showings per listing

And that last number is worth paying attention to.

The market isn’t necessarily dead — buyers are still buying. But they have more choices, they’re taking their time, and there’s simply less traffic coming through each listing.

That means pricing and positioning matter more than ever.

A home can be beautiful, well-marketed and still sit if it isn’t hitting the right buyers at the right price. And when buyers do make an offer, the data shows sellers are still averaging close to their original asking price — they’re just taking longer to get there.

For sellers, this is a market where strategy matters. For buyers, it means opportunities can exist if you know where to look.

Waiting for the “perfect” interest rate? You might be waiting until Halloween… forever. 👻

One thing I always remind buyers: the interest rate is only one piece of your monthly payment.

Your total PITI — Principal, Interest, Taxes & Insurance — is what really matters when you’re looking at your monthly housing cost. And depending on the property, you may also have HOA dues, mortgage insurance, or other costs to consider.

So while a lower rate can certainly make a difference, it’s important to look at the whole payment — and the price of the home, your down payment, taxes, insurance, and available loan options all play a role.

Sometimes the house you love today, at a rate you can afford today, makes more sense than waiting indefinitely for a rate that might come later.

And remember: you can refinance a rate. You can’t refinance the price of the house you passed on. 😉
