September’s numbers are in! Fewer homes sold compared to last year, while inventory and time on the market increased. The average sales price was also higher.

Thinking about selling? These numbers give us a starting point, but your neighborhood, condition, and competition help determine where your home fits. Message me if you’d like to talk about yours.

The August numbers are in for the Mississippi Gulf Coast! 🏡

Compared with August 2025:

• Closed sales decreased 10.7%
• The median sales price increased 2.9% to $257,275
• Homes spent an average of 71 days on the market
• Available inventory increased 4.7%

What does this mean? Buyers have more homes to choose from and may have a little more negotiating room. For sellers, pricing the home correctly from the beginning and presenting it well are more important than ever.

Every property and neighborhood is different. If you’re thinking about buying or selling, I’d be happy to help you understand what these numbers mean for your specific situation.
