Feeling drained at home? Your nervous system might be reacting to your environment.

But instead of digging in to explore it, we usually explain it away as just part of adulting. I’d really like us to stop shrugging at that.

What you see when you walk in the door affects you on a deep level.

How you feel in your space matters.

Maybe you’re a light person. Does your home give you enough of it?

For me, simplicity matters most, so I feel it when clutter piles up because there’s nowhere to put things.

When that happens, I know it immediately because I stop wanting to do anything. It feels like there’s mud running through my veins.

So many people have told me they feel the same way, and nobody really talks about it.

Your space impacts your nervous system, which affects your sleep, your energy, your motivation, and how you show up for the people you love.

It’s not simply adulting, and it’s not something we’re powerless to change.

Out of respect for my seller, I used AI to create these photos, because honestly who wants their ā€œbeforeā€ photos posted online?🫣 No one!

Which actually proves my point…

If you’re going to list your house for sale, it should NOT show like ā€œbeforeā€ photos. ESPECIALLY not in the listing photos!šŸ“ø

Shampoo bottles under the sink. Makeup off the counter. Bed neatly made. Clutter cleared. Personal items (like family photos) packed safely away.

Is it fun? No. (And I know I sometimes sound like a drill sergeantšŸ«”ā€¦ but a loving one🄰)

But if it adds money to what a buyer is willing to pay, and costs nothing but sweat and time? Worth it.

Our goal is for buyers to envision THEIR lives in the house, and that’s hard when it’s full of evidence of YOUR daily life.

Life is busy, and some things might need to be out during last minute showings. They should NEVER be in your professional listing photos. Like EVERšŸ™…ā€ā™€ļø

Those photos do a few critical things:

They set the subconscious value a buyer puts on your home before they ever see it in person. If it feels luxe, buyers assign a higher value in their minds. Unfortunately the opposite is also true.

They decide whether someone swipes through every photo or moves on because they feel no emotional pull.

And they determine whether your home makes the buyer’s tour list.

Homes that don’t get toured don’t sell.

Still think people can ā€œsee pastā€ a little clutter? Not in this market. Right now we have to optimize EVERY point of contact with the few buyers who are looking, starting with the listing photos.

No one moves because it’s fun. It’s inconvenient and stressful. That’s why I roll up my sleeves and jump in with you, so we can get it done and you can get on with your lifešŸ’Ŗā¤ļø

Most homebuyers won’t realize this until it’s too latešŸ¤¦ā€ā™€ļø

ā€œWe’re going to wait until rates come down to buy.ā€

I hear this constantly right now.

But think about this. You’re waiting, and… So is everybody else!

A huge chunk of your competition just dropped out of the market.

That means less competition for you and more room to negotiate with sellers who still need to sell.

A seller incentive, a price reduction, terms you wouldn’t have gotten a few months ago. There are HUGE opportunities out there!

Nobody knows exactly how long this window stays open.

If you’re able and willing to move right now, don’t let a headline make the decision for you before you’ve even looked at the full picture.

Let’s talk through what this actually looks like for you. No pressure, just the real numbers.

Did rates make you stop house hunting? Read this before you give up.šŸ‘‡

My seller of this adorable home at 31223 Old Ocean City Road in Salisbury is offering to pay for an interest rate buydown with an acceptable offer!

Here’s how it works:

At closing, the seller pays to lower your interest rate for the first one, two, or three years of your loan.

You get a smaller monthly payment while you settle in, unpack, and make this place yours.

So why would a seller choose this over a price cut?

A small price drop barely changes a monthly payment. BUT! Put toward your rate, that same money can lower your payment much more in those first years.

There are three interest rate buydown options for this home.

Comment BUYDOWN or shoot me an DM and I’ll send you the full breakdown provided by a local lender who has helped many of my clients.

Or if you already have a lender, they can help you understand which option fits your situation and how you qualify.

Don’t let rising interest rates scare you away from this adorable, affordable Salisbury home without exploring if a rate buydown makes sense for you.

You can’t convince me our homes aren’t affecting our mental health.

They absolutely are.

every
single
day…

for better or worse.

Think about how you feel walking into a space that’s cluttered, dark, and set up for a life you’re not living anymore.

Now picture walking into a room that’s calm, that fits you, that actually makes sense for who you are right now.

That difference you feel is real. It’s your environment working on your nervous system all day long, whether you notice it or not.

Then there’s the other kind of drain, the one nobody counts.

The upkeep, the rooms you never go in, the constant low hum of maintenance that quietly eats your time, your money, and your energy.

You tell yourself it’s just part of owning a home, so you never name it for what it is. A weight.

Most people never make either connection. They push through the heaviness, blame themselves, try to discipline their way out of it, and never once look at the house they’re standing in.

BUT!!!šŸ‘‡

Here’s the empowering part. This works in your favor too.

A home that fits the life you actually want stops taking from you and starts giving back, and you feel the shift immediately.

That’s why I love what I do.

Need help interpreting what your home is saying? I’ve got you. Give me a callšŸ’›

Take it from me. Nobody puts ā€œclose a door and ignore it for a monthā€ on their to do list, but this little trick tells you more about what you’re ready to let go of than any checklist ever could.

I’m doing that little trick myself right now as an empty nester too.

So. Much. Stuff😬

And don’t get me started about those Zestimatesā€¦šŸ«£

If you want to be in a new place before the end of the year, the small unsexy stuff is what actually gets the ball rolling.

I see this a lot when people are making big decisions around home ownership (and in life in general!)

It looks like ā€œoverthinking.ā€

But most of the time, it’s actually questioning what we already know inside.

Second guessing what we noticed.

Talking ourselves out of what felt off.

Looking for something external to confirm what we already felt.

The clarity is usually there early.

It just gets quieter the more it’s questioned.
