Pour yourself another cup of coffee, my Ocala friends, because today’s housing numbers tell an interesting story! ☕🏡

And here’s the surprise… what’s happening in Marion County isn’t exactly what’s happening across the rest of Florida!

📊 OCALA HOME VALUES — WHAT’S CHANGING?

The latest September housing estimates show:

🏡 Marion County: Typical home value approximately $267,911, DOWN 2.2% from last year.

🌴 Florida statewide: Approximately $375,361, DOWN 0.9% from last year.

That’s a difference of more than $107,000 in estimated typical home values!

These are estimated values, not actual sale-price averages.

But here’s what I find interesting…

Marion County has experienced a larger percentage decline than Florida overall.

Does that mean homes aren’t selling?

Absolutely NOT!

It means understanding your LOCAL market is more important than ever! 🔑

💰 DID YOU KNOW? BUYERS MAY HAVE MORE NEGOTIATING ROOM!

Here’s another interesting Marion County statistic!

Approximately 69% of homes sold in August closed BELOW their asking price!

Now, that doesn’t mean every seller is willing to negotiate.

But it DOES mean buyers shouldn’t automatically assume the asking price is the final price!

And sellers? Pricing your home correctly from the beginning is incredibly important.

The market will usually tell us what buyers are willing to pay! ❤️

🌷 MONDAY SELLER TIP!

Here’s something Florida homeowners should check before putting their house on the market…

YOUR GUTTERS AND DRAINAGE! 🌧️

Clean out leaves, check downspouts and look for areas where rainwater collects near your foundation.

With Florida’s heavy rains, buyers and home inspectors pay attention to signs of drainage problems!

A little preventive maintenance today can help avoid bigger concerns tomorrow.

And it’s certainly cheaper than repairing water damage! 😉

Did you know Florida has TWO populations of sandhill cranes?

Some live here YEAR-ROUND, while thousands more migrate to Florida for the winter!

Those visiting cranes generally begin arriving in November and December.

And here’s something sweet…

Check the WEATHERSTRIPPING around your exterior doors.

Florida’s heat, humidity and little crawling critters make good door seals especially important!

Replacing worn seals can help keep your home more comfortable.

Because the only guests we want coming through our front door are the ones we INVITE! 😂🐜

While our northern friends are putting their gardens to bed for winter, we’re getting ready to PLANT! 🌱

And today’s coffee chat has some helpful information for Florida homeowners!

🌷 DID YOU KNOW? OCTOBER IS PLANTING SEASON IN FLORIDA!

That’s right!

According to the University of Florida’s gardening experts, October is a wonderful time to start growing cool-season vegetables!

🥕 Carrots and radishes
🥬 Lettuce and kale
🥦 Broccoli and cabbage

And if you’ve been dreaming of starting a little vegetable garden, NOW is a great time!

There’s something so rewarding about walking outside and picking fresh vegetables you’ve grown yourself.

And let’s face it… homegrown tomatoes just taste better! 😂❤️

💧 OCALA HOMEOWNERS — HERE’S SOMETHING IMPORTANT!

Even with the rain we’ve received, our area’s water resources are still recovering from drought conditions.

The St. Johns River Water Management District continues to list Phase III watering restrictions for affected areas, limiting regular landscape irrigation to ONE day per week.

Marion County is served by two water management districts, so check the rules for your particular property.

Here’s a simple way to help conserve water!

Add a layer of mulch around your plants and flower beds.

Mulch helps retain moisture, reduces weeds and gives your landscaping a beautiful finished appearance!

Just remember to keep it away from tree trunks to prevent moisture damage. 🌳

🏡 A LITTLE FLORIDA HOMEOWNER WISDOM!

Hurricane season doesn’t officially end until November 30!

Here’s something worth doing this weekend…

Take a quick video walkthrough of your home!

Open closets, photograph valuable belongings and save copies somewhere secure.

It’s a simple way to document what you own before unexpected damage occurs.

Hopefully you’ll never need it, but you’ll be glad you took the time if you do! ❤️

Let’s talk BATHROOMS!

Before putting your home on the market, take a close look at the caulking around your tubs, showers and sinks.

Discolored or deteriorating caulk can make an otherwise beautiful bathroom look neglected.

Replacing worn caulk and cleaning grout can make a surprisingly big difference!
